Prepares lease or rental agreements and collects specified rents and impounds. Handles electronic and manual bookkeeping functions, or credits renter account for receipts and debits account for disbursements such as upkeep and maintenance costs for assigned property. Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as appropriate. Manages daily operations, site staff, and vendors. Purchases supplies and equipment for use on property. Requests issuance of a check for monies due residents. Prepares a periodic inventory of building contents and property condition, and forwards the listing to the supervisor for review. Prepares vacancy, occupancy, traffic reports, and turnover schedules, etc. for internal use and external agency compliance. Contacts utility companies to arrange for the transfer of service for tenants. Coordinates moving, inspections, dealing with tenant issues, and related items. Assists with the eviction of tenants in compliance with court orders and directions from the supervisor. Responds to emergency calls and situations as required. Travels frequently to outlying facilities in the performance of regular duties. Communicates and interacts with residents individually or in groups as required. Supervisory Responsibilities In the absence of the manager, directly supervises two to four employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Education and/or Experience Three years of assistant property management experience preferred. Fair housing, Yardi, Tax Credit, and basic accounting skills are a plus. $20-$22 per hour DOE Equal Opportunity Employer, including disabled and veterans.
