Position Overview:

Reporting directly to the VP of Land Acquisition, the Land Acquisition Manager will play a pivotal role in identifying and securing land parcels to support our strategic homebuilding objectives. Responsibilities:

  • Identify prospective properties, including finished lots and undeveloped land, in desirable locations.
  • Conduct thorough research to evaluate the value and market potential of land for residential development.
  • Develop and analyze budgets and proformas to assess feasibility and profitability of land acquisitions.
  • Proactively engage with landowners through various outreach efforts, such as mailers and meetings, to identify acquisition opportunities.
  • Negotiate land agreements aligned with company objectives and ensure accurate documentation of agreements.
  • Maintain and manage the lot acquisition budget effectively.
  • Oversee entitlement and development processes to transform land into buildable lots.
  • Cultivate and maintain positive relationships with strategic partners, including developers, landowners, public agencies, and realtors.

Desired Knowledge, Skills, and Abilities:

  • 5+ years of experience in sales, business negotiations, or land acquisition within the residential real estate sector.
  • Bachelors degree in business, sales, or a related field preferred; or equivalent experience.
  • Self-motivated and goal-oriented with exceptional negotiation skills and results-driven mindset.
  • Strong interpersonal and communication skills, with the ability to build trust and credibility.
  • Proficient in problem-solving and decision-making, with a proactive and creative approach.
  • Excellent organizational skills with a commitment to reliability and follow-through.
  • Collaborative team player with a positive attitude and eagerness to tackle challenges.
  • Adaptable to change and open to continuous learning and improvement.
  • Computer proficiency, including Microsoft Word, Outlook, and Excel.
