In the Lead position, you will oversee and direct the maintenance activities under the direction of the Property Manager.

**RESPONSIBILITIES INCLUDE**:
Assist the property management team in overseeing and maintaining the physical property and general maintenance repairs of the community.

Must be able to handle plumbing repairs, HVAC equipment, appliance and carpentry repairs, electrical repairs and all facets of apartment make-ready.

Ensure the property’s efficient operation on a day-to-day basis.

Work within established budget limits.

Purchase and maintain inventory for cost effective operations.

Schedule and complete the Preventive Maintenance Program.

Overseeing the maintenance staff.

Assist in monitoring all work performed by outside contractors.

Required to schedule and respond to on-call, after hour emergencies.

Monitor and maintain all building systems.

Keep Property Manager informed on the overall condition of the property and coordinating resolution of outstanding issues.

Maintain appropriate records and documentation according to state and federal laws and organizational policies and procedure.

Ensure safety standards are used which comply with all company, local, City, State and Federal guidelines.

Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.

**QUALIFICATIONS**:

- Five + years of multi-family Lead Maintenance experience preferred.
- Supervisory skills require
- Able to work with moderate to mínimal direct supervision.
- Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.
- General knowledge of all aspects of maintenance repair and service including plumbing, electrical, appliance repair, HVAC, general maintenance
- Universal HVAC/EPA Certification required.
- CPO certifications preferred.
- Employees must have reliable transportation to and from work each day, a valid driver’s license, current insurance and the ability to work on-call.
