Operations Manager

The Operations Manager is responsible for the improvement and implementation of the accounts day to day operations and procedures as directed by the client and in accordance with the standards and procedures of JLL.

Primary Responsibilities
Contribute to establishing cross-functional team key performance indicators and actively measure team progress and success criteria
Define measurable goals, objectives, and metrics that show measured impact and progress over time and implement a governance framework
Identify areas for process improvement and recommend operational changes to improve results
Collect and validate data for Business Reviews (MBRs & QBRs). Assist with preparing and issuing monthly and quarterly reporting to key stakeholders.
Implement benchmarking support utilizing data from multiple sources to tell a story or educate the team.
Leverage established TA teams on Program to support execution of below items:
Partner with teams globally to understand talent acquisition, utilization and HR processes to ensure the Program and our team members are appropriately supported on the Program and at JLLT
Engage Practice Leadership for strategic staffing reviews and decisions
Act as a liaison between Account Leadership and talent acquisition to incorporate demand needs into the resourcing process
Manage and coordinate resourcing activities across a team of Resourcing Managers and broker resolution of resource conflicts
Participate in the development and distribution of best practices, process documentation, and user support materials for applicable tools
Assist with management of scope and tracking of initiatives
Provide support on Change Management strategy through communications and trainings
Oversee and lead the maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear lighting and temperature controls systems, light construction (painting, doors, re-lamping, locks), digital systems (fire alarm, duress, card access, radios, CCTV). Utilize staff and contracting with outside vendors as necessary
Supervise, manage, and lead the Maintenance Technicians, vendors and subcontractors
Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures
Identify safety hazards within the building and work with the Site Safety team to ensure that the building’s staff and occupants work in a safe environment. Implement, administer, and manage safety training program for JLL personnel, vendors and subcontractors.
Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure. Responsible for alerting management of building discrepancies
Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings
Responsible for keeping records of buildings rounds and readings, all engineering logs and the like
Responsible for advance training and notification to all facility service contractors in the JLL MSA so that they are informed and knowledgeable with respects to the building’s functions and the work they are to perform, including an incident contact response list
Ensure all critical equipment and events are a well-understood process among the building staff, engineers, tenants, and contractors who perform work on the building’s critical infrastructure
Experience in budget development, coding invoices and maintaining financial controls over areas of responsibility
Work to create a Annual Capital Improvement plan
Improve the ASR system
Oversee the project program from inception to completion
Work to improve the GCNM programs
Temporarily provide AFM support for all leased locations until permanent AFMs are added to the account.
Manage FC and all their duties.
Manage Corrigo Service Pro’s areas and scope
Manage and encourage BEP
Identify better Vendors in each service area
Manage/Identify MES usage
Build and Manage Capital Project system tracker
Improve ASR system
Improve reports and subscriptions
Manage Asset collection data (NGM) and PM’s
Manage Site PM schedules
Manage Cost Saving program
Manage Statewide Facility Inspection Program
Improve Managed Site Facility Inspection Program
Collect End of Fiscal Year Projects for submittal
Manage OCP
Improve relations with Vishnu/Rajiv for energy savings programs
Research and provide better JLL apps
Identify in-house training programs
Manage in-house safety programs
Manage and report on the Info Grid program
Manage and report on Tableau data
