We are a SELF MANAGED 255-unit postwar co-op located on the Upper East Side. This is a busy, active building. The applicant who is hired for this job will work in a very pleasant work environment. Daily pleasantries will be exchanged between the Office Manager, building staff, and our tenant-shareholders, and the applicant will feel as if this is their second home. The office is shared with the Executive Manager. We are seeking a “gate keeper” for our Executive Manager. This person will be his assistant and will screen Shareholder issues, resolving most shareholder complaints or issues, and will answer all telephone calls.

**Assistant Property Manager / Office Manager Job Responsibilities**:

- Will be responsible for generating and issuing maintenance (rent) statements each month.
- Collect and post all maintenance and other charges to our accounts receivable system
- Handle all accounts payable, inputting vendor invoices and issuing payments as directed by the Executive Manager or the Board of Directors.
- Interface with tenants, vendors or other third parties to address maintenance and facility needs.
- Address and resolve residents' questions, concerns, and complaints in a timely manner.
- Maintain organized and updated resident files and records.
- Monitor staff hours and administer payroll. Payroll is outsourced.

**Assistant Property Manager Qualifications/Skills**:

- Must be familiar with Microsoft products such as Word and Excel.
- Be knowledgeable with MRI software (property management software). If applicant is unfamiliar with MRI, but is otherwise computer literate, we will teach you, if you are awarded the job.
- Be familiar with BuildingLink, KeyLink and KeyTrak. If you do not know these systems, we can teach you.
- Excellent communication and interpersonal skills.
- Detail oriented and highly organized.

**Assistant Property Manager / Office Manager Requirements**:

- High school diploma/GED. Bachelor’s degree in management or real estate preferred.
- Minimum of three years’ experience in NYC real estate management.
- Previous experience in other property management or real estate.
- Working knowledge of industry standards and regulations, helpful.
- Excellent verbal and written communication skills.
- Excellent phone manner.
- Basic bookkeeping skills.
- Notary License is a plus

** Benefits**:
Pay: $55,000.00 - $70,000.00 per year 2 weeks of vacation after 1 year

All recognized (Union) holidays

10 sick days

Monday to Friday 9:00 AM - 5:00 PM

Pay: $50,000.00 - $70,000.00 per year
