Required Qualifications

- Experience in apartment community maintenance, or extensive knowledge of basic repairs common to most households.

Responsibilities and duties:

- Daily inspection of building and grounds looking for hazards, items that are in need of repair and potential preventative maintenance items.
- Complete all assigned work orders in a timely manner,
- Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary.
- Follow all safety procedures in place at the property.
- Be available for after hours and weekend emergencies on an on call basis.
- Periodic maintenance of filters (as directed by manufacturer). Annual check of smoke detectors, fire alarms, and fire extinguishers. Follow preventative maintenance procedures as outlined for the property.
- Repair vacant apartments to get them rent ready for new applicants. A seven day turnaround should be the goal for unit turns.
- Maintain inventory of repair equipment and supplies
- Be prepared to assist or cover for cleaning staff.

In the day to day operation of an apartment community many items will occur that are not specifically mentioned above. These items are included in the duties of the Maintenance Staff. Class Act Realty reserves the right to alter, subtract, and/or add to these duties or assign specific work required to assure the proper care and well being of the property and its residents.
