**We are hiring a Property Manager for our Regents Park property located at 5035 S. East End Ave., Chicago, IL**

Overall Responsibility:
Reports directly to the General Manager and together are responsible for all aspects of management pertaining to assigned residential real estate properties in accordance with company policies, lease agreements, and applicable laws. Assumes leadership role as the individual responsible for the property.

Essential Duties and Responsibilities:
- Ensures seamless leasing, move-ins, renewals, and move-out processes for the assigned property are delivered according to company policies and standards. This includes walking units prior to move-in, scheduling resident move-ins, informing resident of lease obligations and present them with keys, performing new resident orientation regarding building amenities and resident policies, and issuing all keys/fobs.
- Promotes and maintains a high level of resident satisfaction by providing professional, proactive service, addressing resident concerns, and overseeing maintenance requests in effort to maximize resident retention and renewals.
- Ensures on-site personnel are providing superlative customer service by establishing and enforcing organization standards.
- Assists with rent collections, striving for zero delinquencies each month by issuing appropriate notices (late payments, returned checks, five/ten days notices, and eviction process).
- Monitors the upkeep of the physical building, vacant ready units, models and grounds, by regular property inspections and ensures cleanliness of all aspects of the property.
- Monitors progress, completion and resident satisfaction for work orders and service requests by contacting residents to ensure resident needs have been successfully addressed.
- Maintains and audits as necessary the package management system, Parking, Storage and bike room.
- Assists the Marketing Department in organizing and creating approved Leasing events and Resident functions/newsletters and written communications as necessary. Attend functions and participate as host for any functions as directed by the General Manager.
- Aids in the Leasing effort by conducting tours at the property and assists with providing orientation and training on products/services to the Leasing team as necessary to achieve strategic goals.
- Performs other related duties and assignments as required.

Required Skills/Experience and Education:
- Two (2) to Four (4) years of related Property Management training or experience, or an equivalent combination of education and/or experience.
- Certified Apartment Manager (CAM) License preferred.
- Lease-up experience strongly preferred
- Knowledge of a variety of industry concepts, best practices, and procedures.
- Strong attention to detail.
- Excellent written and verbal communication skills using clear, professional language.
- Excellent time management and interpersonal skills with the ability to multi-task and adapt to changing priorities.
- Strong customer service skills with the ability to interact effectively with all levels of employees and external contacts.
- Must work well under pressure, exercise good judgment when making decisions and handle stressful situations in a mature, professional manner.

Measures of Success:

- Maintain Net Promoter Score (NPS) of 8 or above (reviewed monthly) and resident survey scores of 4 or higher.
