The Associate Director of Development will work closely with the Managing Director of Development located in Lancaster, PA to identify new projects and secure financing. The Associate Director will assist the Managing Director and work on multiple projects to help achieve the overall development production objective of the companies. The position will work closely across all Völker departments and external partners including investors, lenders, housing agencies and consulting professionals.

The Associate Director is a midlevel position intimately involved from start to finish on development projects and is responsible for support and involvement on the project team and will assist in ensuring quality and timely execution of projects from start to completion.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
The Development Associate will do the following on a regular basis:

- Analyze LIHTC Qualified Allocations Plans and recommend strategies to achieve maximum production.
- Assist the Managing Director of Development with site searches and evaluation to identify potential development opportunities.
- Perform project financial modeling and feasibility analysis.
- Perform due diligence and review and evaluate market conditions, entitlements, real estate taxes, utilities, title and environmental.
- Assist with the closing for pre-development financing, land acquisition and LIHTC investors.
- Effectively communicate relevant project information to senior project team members. Work closely with the Managing Director, Development Managers and team members to ensure projects close on or ahead of schedule.
- Assist the Managing Director, Development Managers and team members with the post-completion financial conversions and closings in conjunction with lenders, investors, legal counsel and other project team members.

Travel: By car and plane to project locations primarily located in the areas in and around Pennsylvania and the Northeastern US. Periodic travel to corporate headquarters in Wisconsin.

WORK LOCATION AND EXPECTATIONS

Hybrid remote in Lancaster, PA. This position is fulltime with some flexibility for additional weekend and evening hours being required to meet project deadlines.

Pay: $69,031.69 - $83,134.93 per year
