**Summary: Creative Choice Homes, located in Palm Beach Gardens, Florida is seeking a Director of Operations to oversee a portfolio of 2,500+ units in the Florida and Atlanta, Georgia markets consisting of LIHTC, Section 8 and Market Rate. **This position is responsible for maintaining the day-to-day implementation of those policies, procedures and programs that will ensure a well-managed, well-maintained portfolio. This is an exceptional opportunity to become part of a company that is growing and provides plenty of opportunity and growth for the right person. This position works from our Corporate Offices in Palm Beach Gardens and requires travel one to two days a week.
**Responsibilities include**:
- Strong Leadership skills. The ability to formulate and build strong, qualified team members.
- Ability to create and implement budgets; Ability to fully understand financials and reporting.
- Excellent Communication (written/verbal) skills. Ability to build sound relationships with Owners, Vendors and satisfy the needs and concerns of residents and staff alike.
- Monitor property operations, including leasing, collections, resident services, maintenance, administration, and policy and procedures to ensure compliance.
- Proven track record managing 2500 + units in the Multifamily Housing Industry.
- Strong working knowledge of Yardi Property Management Software
- Problem solving, including the ability to identify and resolve problems in a timely manner; gather and analyze information skillfully; develop alternative solutions.
- Planning/Organizing - The ability to prioritize and plan work activities; use time efficiently; set goals and objectives.
*The ability to operate properties within approved budgets and achieve budgeted NOI goals.
**Minimum Requirements**:
- Collage Degree
- MUST have a minimum of five (5) years’ experience in multi-site property management industry with 2500 +units.
- MUST have prior experience with low income and market-rate communities
- MUST have experience with all aspects of asset management, finance, operations, leasing and marketing
- Will need to be able to work remotely after hours and on weekends, as needed.
Pay: $80,000.00 - $100,000.00 per year
