**Primary Function**:
The Capital Project and Improvement Manager is responsible for planning, coordinating and managing all capital improvement projects associated with the replacement and or upgrade of major building components. The Capital Improvements Manager will work closely with the VP of Property Management and Controller.

**Organizational Role**:

- Supervision: VP of Property Management
- Peer Positions: Property Manager, Compliance Manager
- Standard Hours: 9 a.m. - 5 p.m.

**Responsibilities**:

- Identifies and evaluates recommendations regarding all building capital improvements using Physical Needs Assessments and internal reports for each building.
- Inspects all components of the building with the Property Manager and Building Superintendent to determine major improvements needed to either the physical, electrical, or mechanical parts of the building.
- As part of an individual physical needs assessment of the building, the Capital Improvement Manager will provide a breakdown of cost and scope of work to the VP of Property Management.
- Recommends selection of work and timing of capital improvement projects through future fiscal years with the Controller and VP of Property Management.
- If needed, consults with architects, engineers, and contractors regarding new construction, repairs, and physical plant issues.
- Participates in the preparation of capital improvement budgets with the VP of Property Management and Controller and approves all initial costs to use as part of the bidding process.
- Once approval has been granted by the VP of Property Management and Controller, administers and maintains capital improvement budgets associated with the project to ensure cost effectiveness.
- Works with the accounting department on reporting all costs regarding long
- and short-term projects.
- Prepares status updates relating to all capital improvement projects, including project start dates, end dates, change orders, delays and/or major interruptions to the building and overall project cost.
- Ensures all contractors have valid liability insurance, workers compensation, property damage coverage, and work references prior to a signed contract.
- Procures and reviews all proposals, contracts, payment schedules, permits, change orders, and ensures all warranties of work, including equipment warranties.
- Prepares payment vouchers and ensures substantial completion of all work as per the signed contract.
- Manages and sets up calendars, coordinate schedules, and makes all appointments with contractors, subcontractors, staff, and property managers in order to facilitate all capital improvement work.
- Inspects completed work and ensures site compliance with applicable standards, including codes and regulations.
- Works with various Consultants in determining opportunities to engage in capital improvement projects that may reduce long term operating costs such as water and electrical usage, including upgrades of lighting fixtures and additional energy reduction initiatives.
- Maintains all capital project documentation and creates and manages building system inventory.
- Assists Property Management staff through liaising with contracted and non-contracted vendors on breakdowns, emergencies, repairs, replacements, upgrades.
- Assists Property Management staff on certifying violations and attending hearings as required.
- Assists and manages special projects as needed through the direction of the VP of Property Management

**Qualifications**

College Degree in appropriate field and/or High school/GED, and experience in maintaining and securing buildings comparable to Arete Projects. General comprehension of local laws, building codes and compliance. Demonstrated ability to plan, coordinate, maintenance, and security activities through team effort. Hands-on abilities required. Sensitivity to issues involved in working in a diverse organization is essential.

Pay: $75,000.00 - $100,000.00 per year
