**Essential Duties and Responsibilities**
- Conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, the Fair Housing Act, etc.
- Must be aware of the condition of physical property throughout the community and immediately report unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights to the Property Manager and/or Lead Maintenance person
- Fix or replace tiles, carpet, and flooring of units
- Change locks and make keys
- Remove and transfer heavy appliances and equipment from storage areas to units and vice versa as needed
- Assist in moving abandoned furniture, appliances, etc., to dumpsters
- Ensure that storage areas remain locked when not in use
- Responsible for keeping grounds 100% clean and free of litter
- Details property on a regular basis
- Clean and rake shrub areas, shovels mud when necessary
- Use blower to keep sidewalks and walking areas clean of loose grass and brush
- Repair and replace windows, screens, sliding glass doors, etc.
- Perform routine maintenance on property as requested by Property Manager and/or Lead Maintenance person
- Assist with various physical tasks as directed, e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc.
- Assists with "make-ready" duties when requested by the Property Manager and/or Lead Maintenance person
- Perform interior and exterior painting duties to include carrying buckets of paint from storage area to work site and back
- Complete minor and routine service requests when requested by Property Manager and/or Lead Maintenance person
- Follow procedures when service requests are performed
- Distribute resident communications to all units
- Perform any additional duties assigned by Property Manager and/or Lead Maintenance person

**Required Skills/Qualifications**
- Proven experience as Assistant Lead Maintenance/Maintenance Technician
- Basic understanding of electrical, hydraulic, and other systems
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances, and devices
- Manual dexterity and problem-solving skills
- Good physical condition and strength with a willingness to work overtime
- Customer service orientation
- Self-motivated, ability to be resourceful and creative
- Organized with the ability to prioritize and multi-task
- Team oriented with ability to work independently and with a team
- Certificate in EPA, HVAC, building maintenance technology or relevant field

**Preferred Skills/Qualifications**
- Certified Maintenance and Reliability Professional (CMRP)
- High School Diploma or equivalent thereof
- Bilingual (Spanish)

Pay: From $24.00 per hour

Expected hours: 40 per week
