Overview:
The New Home Orientation Specialist is crucial in ensuring the buyer is fully informed about their new home and its systems before closing. They serve as a liaison between the buyer and the builder, helping to resolve any outstanding issues and facilitate a positive customer experience.

**Responsibilities**:

- Conduct a thorough inspection of the home with the buyer to identify any issues the builder must address before closing.
- Explain how the home's systems and appliances work, giving the buyer an overview of maintenance requirements.
- Answer any buyer questions about the home and the closing process.
- Ensure the buyer is satisfied with the home's condition and ready to proceed with closing.
- Prepare a list of concerns (if any) during the walk with the buyer and hand over any problems the buyer wants to have addressed to your Construction Manager.
- Work with the Construction Manager to manage subcontractors and crews to ensure all discrepancies and cosmetic errors listed are addressed to the Buyer’s satisfaction within one week of the buyer’s walk.
- Coordinating with the customer, construction, closing, sales, and customer service teams to ensure a smooth orientation process.
- Promoting, facilitating, and fostering positive working relationships with customers and trade partners
- Regularly exercising sound judgment and decision-making skills
- Assisting with the paperwork and documentation required for the sale.
- Prepare daily reports of work completed and the status of ETCs to the Construction Manager

**Experience**:

- Minimum of 3 years of experience in a similar role within the new home construction industry, preferably in high-rise luxury condominiums
- Strong knowledge of home systems, features, and operating practices
- Excellent communication and customer service skills
- Ability to exercise sound judgment and decision-making skills.
- Proficiency in reading blueprints and understanding construction methods.
- Familiarity with the paperwork and documentation required for new home sales.
- Willingness to assist with minor home repairs and obtain customer approval for completed work.
- Certification in a relevant field, such as home inspection or construction management
- Fluency in multiple languages to better serve diverse customer populations.
- Ability to effectively communicate with clients and partners
