Responsibilities

Key Responsibilities:

1. Tenant Management:
•Advertise available properties and screen potential tenants
•Conduct thorough background and credit checks
•Prepare and execute lease agreements in compliance with relevant laws
•Collect rent, enforce lease terms, and address tenant inquiries or issues promptly
•Coordinate move-in and move-out inspections, managing security deposits
•Handle evictions and legal proceedings when necessary

2. Property Maintenance:
•Conduct regular property inspections to identify maintenance needs
•Coordinate repairs, maintenance, and renovations with vendors and contractors
•Respond promptly to maintenance requests and ensure timely resolution
•Maintain accurate records of property maintenance and repairs
•Develop and implement preventative maintenance plans to preserve property value

3. Financial Management:
•Establish and maintain accurate income and expense records for each property
•Prepare monthly financial reports, including income statements and budget variance analysis
•Monitor rent collection and follow up on late payments
•Oversee property budgeting and financial forecasting
•Manage property-related financial transactions, including bill payments and vendor invoices

4. Compliance and Legal:
•Ensure compliance with local, state, and federal regulations related to property management
•Stay updated with rental market trends and changes in housing laws
•Handle legal issues, such as lease violations, property damage claims, or code violations
•Obtain and maintain necessary licenses and permits

5. Relationship Management:
•Build and maintain positive relationships with property owners
•Serve as the primary contact for property owners, addressing their concerns and providing regular updates
•Cultivate professional relationships with vendors, contractors, and service providers
•Communicate effectively with tenants, addressing their inquiries, concerns, and maintenance requests

Qualifications

•Active Florida Real Estate License (Required)
•Experience with AppFolio is preferred
•Strong knowledge of local rental market trends and housing laws
•Excellent organizational and time management skills
•Exceptional communication and interpersonal abilities
•Proficient in property management software and MS Office applications
•Ability to handle multiple priorities and work independently
•Detail-oriented with strong problem-solving skills
•Familiarity with property maintenance and repair processes
•Knowledge of financial management and budgeting principles
•Must have a valid Real Estate License
•1-2 years of customer service and sales experience preferred
•Flexibility in schedule to include working both evenings and weekends
•B.A. preferred, High School Diploma required
•Possess ability to connect with a variety of personalities on the phone and in person
•Ability to use computer programs such as Microsoft Office
