WHAT YOU’LL DO

The Real Estate Director will manage the Primrose School Franchise Company’s real estate process from location identification through execution of a purchase and sale agreement or lease within an assigned geographical territory or territories. In addition, the Real Estate Director is the primary point of contact for franchise owners during the site selection phase and is responsible for creating, updating, and transitioning all franchise owner and target area maps within his/her area(s).

The ideal candidate has extensive experience in locating real estate development and lease opportunities, purchase and lease agreement negotiation, and small pad and raw development sites as well as a strong understanding of the entitlement process. This position requires up to 50% field travel.

Duties and Responsibilities:

  1. Develops and maintains excellent working relationships with each assigned Franchise Owner.
  2. Develops and maintains excellent working relationships with real estate brokers in each of the DSA’s assigned markets.
  3. Establishes a mutually agreeable strategy for site search process.
  4. Contacts each assigned new franchise owner and commences site acquisition process at the appropriate time.
  5. Manages site identification process from franchise agreement execution through purchase or lease agreement execution.
  6. Acts as the primary contact for franchise owners during site identification process, maintaining regular communication and preparing presentations of sites for possible locations.
  7. Acts as the primary Primrose contact with brokers and sellers/landlords during the entitlement process.
  8. Coordinates preparation of concept site and floor plans.
  9. Reviews opportunities with Development Project Manager before preparing approval package to gain consensus on viability of project.
  10. Prepares and negotiates letters of intent, prepares and presents internal site approval packages, and coordinates the preparation and negotiation of purchase agreements with outside legal counsel.
  11. Identifies and prepares maps for new target areas.
  12. Recommends boundaries for newly created Designated Areas and manages communication process with Franchise Owners for approval of final maps.
  13. Ensures all necessary information/documents are provided to and received from Franchise Owners.
  14. Consults with Independent Development franchise owners to review proposed sites and helps prepare and present site approval packages.
  15. Reviews all sites submitted by brokers for potential Primrose sites in assigned areas.

WHO WE ARE LOOKING FOR

We seek to build teams of individuals who maintain trusted relationships, demonstrate accountability, influence without authority, have a service mindset, agility and curiosity. Our ideal candidate will possess a mix of the following skills and competencies:

  1. Four-year college degree is preferred.
  2. At least 7 years of commercial real estate experience on the tenant/user side.
  3. Experience in locating real estate development and lease opportunities.
  4. Prior experience in growing retail/service retail brands in the designated region.
  5. Understanding of the entitlement process.
  6. Experience and knowledge in working with small pad and raw development sites.
  7. Extensive purchase and lease agreement negotiation experience.
  8. Demonstrated experience in working on multi-disciplined teams comprised of internal peers, outside consultants, and clients.
  9. Proficiency in market analysis software.
  10. Experience in multi-unit market expansion planning preferred.
  11. Experience working within a franchise environment is preferred.
  12. Goal and detail-oriented, self-directed, and collaborative.
  13. Credible and honest with high integrity; inspires trust.
