Salary: $200k - $240k base range (negotiable), plus bonus 20% - 40% range, with development milestone bonuses)

This position will lead all pre-development, construction, and turnover of residential / hotel condo projects. This role will be responsible for contracting and performing due diligence tasks with respect to entitlements, zoning, title, environmental risk and other potential obstacles to development. Will be tasked with both building an eventual team as well as rolling up sleeves and getting involved in all aspects of the operation, fine details, from scratch at times.


Responsibilities:

  • Manage the due diligence process: planning, design, entitlement/approval, and construction coordination for the entire project, including selection of (and coordination among) attorneys, architects, engineers, contractors, subcontractors, etc.
  • Project initiation (site analysis & selection, financial feasibility, schedule & budget, & securing community and political support).
  • Create and maintain overall development schedules throughout pre-development, construction, project opening, and stabilization.
  • Coordinate with sales, marketing, property management and asset management to determine the unit mix, unit sizes, unit amenities, project amenities, marketing budgets, and operating lease-up budgets.
  • Project determination (financial structure, funding commitments, cost estimates, establishment of project pro forma, due diligence).
  • Advanced Excel skills - Strong financial and analytical skills. Must be able to create condo development excel models from scratch. Experience with equity GP/LP waterfalls. Experience with modeling different cashflow financing streams.
  • Strong strategic planning and management skills.
  • Manage the overall development process, serving as day-to-day liaison with 3rd party, construction management group, design teams, sales, marketing, etc.
  • Work to keep scope and cost in balance while meeting schedule and quality objectives. Oversee cost management/reporting. Prepare reports to internal management and external clients as needed.
  • Manage comprehensive tracking of project data for required reporting: construction progress, budget tracking, leasing status, periodic market updates.
  • Coordination with construction management to ensure successful completion and stabilization of projects on time and within budget.
  • Perform other duties as directed in other areas where the position’s skills, knowledge and experience may be needed.

Requirements

  • Bilingual Spanish (written/oral for business) required
  • Bachelor’s Degree, with MBA or Master in Real Estate a plus
  • Minimum of 8 years of progressive experience in Real Estate Development
  • Condo Development / Hotel Development experience preferred
  • Demonstrated track record of seeing multiple projects from site evaluation to completion.
  • Advanced Excel Skills required, preferably with VBA Coding experience.
  • Experience with equity GP/LP waterfalls. Experience with modeling different cashflow financing streams.
  • Preferred: experience using Northspyre as a software for project management and cashflow management
  • Ability to assess and manage risk factors affecting projects and the firm.
  • Ability to work with and communicate with a broad range of individuals and professions.
