Position Overview: We are seeking a strategic and experienced Director of Land Development to lead our efforts in developing a distinct business unit within our organization. This role will be crucial in overseeing the entire land development process, from site selection and planning to infrastructure development and project completion. The ideal candidate will have a proven track record in land development, strong leadership skills, and a deep understanding of the residential construction industry.

Key Responsibilities:

  • Land Acquisition & Due Diligence:
  • Identify and evaluate potential land acquisition opportunities in alignment with company goals and market demand.
  • Conduct comprehensive due diligence, including feasibility studies, environmental assessments, and regulatory compliance reviews.
  • Project Planning & Management:
  • Develop and manage project plans, including timelines, budgets, and resource allocation.
  • Coordinate with internal teams, including engineering, planning, and construction, to ensure seamless project execution.
  • Regulatory & Permitting:
  • Navigate complex zoning laws, land use regulations, and permitting processes to secure necessary approvals.
  • Liaise with local government agencies, stakeholders, and community organizations to address concerns and facilitate smooth project approvals.
  • Infrastructure Development:
  • Oversee the design and implementation of essential infrastructure, including roadways, utilities, and drainage systems.
  • Ensure all infrastructure meets regulatory standards and is completed within project specifications and timelines.
  • Vendor & Contractor Management:
  • Select and manage external contractors, consultants, and vendors involved in the land development process.
  • Negotiate contracts and monitor performance to ensure quality and cost-effectiveness.
  • Budget & Financial Oversight:
  • Develop and manage project budgets, including cost estimates, financial forecasts, and expenditure tracking.
  • Implement cost-control measures and optimize resource allocation to achieve financial targets.
  • Collaboration & Communication:
  • Work closely with production home builders to understand their requirements and deliver lots that meet their specifications.
  • Maintain clear and effective communication with all project stakeholders, providing regular updates and addressing any issues that arise.

Qualifications:

  • Bachelor’s degree in Civil Engineering, Urban Planning, Real Estate Development, or a related field. Advanced degree or professional certifications (e.g., PMP) preferred.
  • Minimum of 10+ years of experience in land development, with a focus on residential projects for production home builders.
  • Demonstrated experience in managing large-scale land development projects, including budgeting, planning, and regulatory compliance.
  • Strong understanding of zoning laws, land use regulations, and infrastructure development processes.
  • Proven leadership skills with the ability to manage cross-functional teams and external partners.
  • Excellent communication, negotiation, and problem-solving abilities.
  • Proficiency in project management software and Microsoft Office Suite.
