GENERAL FUNCTION

Manages and develops Residential Loan accounts held within the Bank's Portfolio, which meet established lending requirements while maximizing profitability and minimizing risk to the bank.


MAJOR DUTIES AND RESPONSIBILITIES:

  • Serves as the portfolio mortgage partner for Branch staff and Mortgage Loan Originator.
  • Excellent phone communication skills. Communicates with Borrower, Realtor, Branch Partner, and MLO on a weekly basis at minimum with loan status.
  • Develops and maintains a loan portfolio as it pertains to residential loans under his or her responsibility.
  • Interviews loan applicants, analyzes financial information and makes appropriate loan decisions. Abides by specified lending authority as dictated by Loan Policy. Presents loan requests above lending limit to proper authority level or to loan committee for approval.
  • Maintains knowledge and follows all bank policies and procedures related to processing, underwriting and closing of loans.
  • Collects and submits loan requests to have Early Disclosures issued within required timing.
  • Reviews and approves Loan Estimate before delivery to customer.
  • Collects documentation from borrower(s) and submits to the Loan Processing.
  • Structures loan to comply with acceptable lending practices and Federal regulations.
  • Works with customer, realtor, loan closing, attorney and others that may be involved in scheduling the loan closing.
  • Ensures initial CD is delivered in required timeframe to abide by requested loan closing date.
  • Reviews CD and loan package for accuracy before delivered to closing agent or Branch Sales Manager conducting the closing.
  • Assures delivery of quality and timely service throughout the loan process from application to loan closing.
  • Clears Documentation Exceptions within one week and no later than 30 days.
  • Services existing residential loan accounts within the assigned portfolio, along with working renewal/refinance of loan maturities. Expands existing relationships through cross-sells and referrals.
  • Maintains knowledge of the features and benefits of all bank products and services in order to effectively and efficiently promote the bank to existing and potential customers.
  • Monitors past due loans and contacts customers when appropriate. Implements plans to reduce total past due loans and non-earning assets to a level determined by senior management.
  • Engages in outside activities consistent with the company's responsibilities in the community and the industry.
  • Achieves specific goals related to efficiency, quality, and portfolio growth as described by supervisor.



Construction Specialist Responsibilities (CMLs that also serve as Construction Specialist)

In addition to the Duties and Responsibilities noted above, the Construction Specialist will also have the following responsibilities:

  • Review and analyze Construction Contract and Construction Budget
  • Must have a good understanding of the bank's Construction Loan Procedures and adhere to Loan Policy and Procedures for Construction Loans.
  • Ensure customer has equity and/or cash for their portion of the project including cash available for cost overruns.
  • Reviews construction loan draw process with customer and contractor.
  • Obtains take out letter for Perm Financing through our Secondary Market Mortgage Group or another reputable mortgage company. Perm financing may also be approved as an in-house Portfolio Loan.
  • Approves Construction Loan if within lending limit, or presents loan requests above lending limit to proper authority level, or to loan committee for approval.
  • Requests Third Party Inspections from Application Processing as needed.
  • Obtains signed draw request form or email requesting draw from Customer. Obtains signed Contractors Lien Waiver.
  • Submits Draw Request for approval through CRM.
  • Funds draws through TMS, and/or by outlined Draw Procedures.
  • Monitors Construction Loan until completion and placed on Permanent Financing.

ADDITIONAL RESPONSIBILITIES:

  • Assists all branches with existing and potential residential loan customers.
  • Performs all other duties assigned by supervisor.

JOB QUALIFICATIONS:

  • Bachelor's degree from an accredited college with a concentration in accounting / finance preferred, or equivalent business related experience.
  • Five years of residential lending experience.
  • Proven knowledge of loan policies and procedures.
  • Ability to work independently, establish priorities and procedures, and meet established goals.
  • Strong leadership skills, organizational skills, and excellent verbal and written communication skills.
  • Ability to analyze and summarize complex financial information, make presentations of that information, communicate its contents, and make recommendations for appropriate courses of action.

  • Follows all company policies and procedures.
  • Ability to maintain matters of a highly confidential nature.
  • Attempts to return all phone calls the same day as they are received.
  • Acts on all loan requests, after receiving all information necessary to consider the request, within two days for all loans within your authority.
  • Maintains loan exceptions at a rate specified by loan policy and procedures, or of greater quality.
