ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Perform routine maintenance on all equipment and assist in major repairs and upgrades to all electrical, mechanical, and facilities related items.
  2. Hire, train, supervise, coach and fire custodial staff to ensure building cleanliness, order, and integrity.
  3. Supervise, train, assign tasks and monitor volunteers assigned to facilities. Communicate needs and issues to the Manager, Volunteer Services.
  4. Maintain an adequate inventory of housekeeping supplies.
  5. Manage meeting room setup and take down and assist in the logistics of FPL sponsored events as well as other events both in the building and in other venues.
  6. Manage the recycling program.
  7. Administer $60,000.00 material and supply budget for housekeeping and assist in the administration of an additional $300.000.00 contract services budget.
  8. Respond to telephone calls from police, fire department, security central station, and FPL staff during both working and nonworking hours. Participate in on call services.
  9. Assist Director of Facilities, construction and sustainability in writing safety and long-term facilities plans, and in identifying sustainable concepts for future implementation.
  10. Assist Director of Facilities, construction sustainability and renovation of current and new buildings. Assist in the search, acquisition and planning of future properties, buildings, and branches.
  11. Assist with contractor oversight during library expansions, and demolition.
  12. Develop schedules for painting, floor maintenance, and other routine upkeep.
  13. Coordinates department facility related activities and projects.
  14. Make presentations to staff, managers, and occasionally the Board of Trustees.
  15. Serve as manager-in-charge of the facility as necessary.
  16. Provide leadership in response to emergency situations.
  17. Assists the Director of Facilities in all building safety and security plans, assist in safety training to staff in all departments. Be a member of the safety team and provide safety inspection, walkthroughs, and reports. Give the council and Insite into maintenance and safety recommendations.
  18. Serve on and/or chair library committees.
  19. Pursue professional development which may include travel to keep informed of current and emerging library trends, particularly as they relate to facility maintenance.
  20. Perform any other related duties as required or assigned.

Minimum Qualifications:

  1. High school diploma or general education degree (GED) and 4 years’ experience in a skilled trade. Willingness and ability to obtain technical licenses in relevant fields.
  2. High language skills including ability to read, analyze and interpret technical procedures, to write reports, business correspondence and procedure manuals, and to effectively present information and respond to questions from colleagues and the general public.
  3. Intermediate math skills, including the ability to work with formulas and statistics, calculate taxes and discounts, and apply basic algebra.
  4. High reasoning skills including the ability to solve practical problems and deal with several variables where only limited standardization exists and to be able to communicate this information to staff.
  5. Intermediate computer skills including proficiency with AutoCAD and office productivity software. Ability to independently learn new software packages and relevant technologies, teach basic computer skills to peers and operate standard office equipment.
  6. High mechanical skills including ability to operate power tools independently and under supervision, help with maintenance of library facilities and equipment and have basic troubleshooting skills.
  7. Highest customer service skills including the ability to intervene in difficult customer situations that threaten security and safety.
  8. Intermediate presentation skills including the ability to present at managers' meetings and occasionally at board meetings.
  9. Ability to provide own cell phone.

Physical Demands:

  1. Physical abilities to consistently stand and move between various locations within the library; use arms, hands and fingers to handle, feel, reach, climb or balance; stoop, kneel or crouch when working. Ability to frequently work on a computer and answer the telephone. Ability to frequently lift up to 50 pounds and occasionally lift up to 100 pounds with another person.
