Reports To: Building Administrator

The Building Maintenance Technician is responsible for the maintenance, repair, and overall upkeep of commercial building. The position involves regular inspections, routine maintenance tasks, and the management of maintenance supplies and equipment.

ESSENTIAL JOB RESPONSIBILITIES:

  • Inspect property, equipment, and systems for issues.
  • Perform general maintenance of the facility and grounds.
  • Apply preventative measures to reduce the risk of future problems.
  • Be available for on-call duties as needed.
  • Conduct daily physical inspections of the community to identify and propose upgrades and address corrective issues.
  • Prepare inventory and perform management-approved purchases of equipment, supplies, tools, and services, reordering as necessary.
  • Make recommendations for contract services and vendors; develop relationships to reduce operating costs.
  • Ensure the safe supply and upkeep of all chemicals, tools, and assigned equipment according to company policy.
Knowledge, Experience, and Skills:


  • Basic understanding of commercial electrical, HVAC, plumbing, and other systems.
  • Demonstrated experience as a maintenance technician.
  • Physical capability to lift 50 pounds.
  • Strong understanding of general maintenance processes and methods.
  • Experience operating a variety of equipment, including small hand tools.
  • Outstanding written and verbal communication skills.
  • Excellent manual dexterity and problem-solving skills.
Requirements:


  • Highly motivated, responsible, and professional individual with the ability to work both independently and within a team.
  • Quick and thorough learner of new concepts.
  • Understanding of HVAC systems (heating, ventilation, and air conditioning) and other mechanical systems. HVAC Certification is required.
  • Ability to change light bulbs and ballasts.
  • Capability to perform simple plumbing repairs.
  • Basic ability to tape, blend, and paint walls, corners, and ceilings.
  • Willingness to assist other properties as necessary.
  • Respond to maintenance requests promptly, completing work with high quality to satisfy tenants.
  • Complete preventive maintenance duties on schedule, along with regular maintenance requests.
  • Perform any other related tasks assigned by the manager.

Driving/Traveling Requirements:


  • Frequent need (10% to 15% of the time) to utilize personal transportation.
  • Must have and maintain a valid drivers license and automobile insurance.
  • Must have and maintain access to street-legal, reliable transportation.
