Job Description

The Mortgage Loan Processor position supports the residential mortgage lending team. He/she is responsible for managing a loan pipeline consisting of refinance and purchase loans comprised of Conventional, FHA, VA, and USDA to ensure closing deadlines are met. The Loan Processor is also required to ensure compliance with all Federal rules and regulations including, but not limited to, RESPA, TILA, TRID, HVCC, etc., and all internal policies and procedures. The Loan Processor contributes to protecting the Bank from fraud, misrepresentation, and mortgage loan default and works for the salability of the loan to secondary market investors.

The loan processor is responsible for completing and verifying information on loan applications by obtaining the necessary information to process a complete mortgage loan file. (i.e. credit, income, assets, appraisal, title work, etc.) Additionally, they must review qualifying factors and know the documentation needed for approval under FNMA/FHLMC, FHA, VA, and USDA guidelines.

Position Accountabilities:

  1. Loan Officer Support Efficient communication with the LO regarding loan status, conversations with the applicants and any outstanding issues in a timely manner.
  2. Applicant Support Contact the mortgage loan applicant via telephone to complete and clarify the information submitted and to gather missing documentation.
  3. Order and ensure the accuracy of third-party vendor work. (i.e. appraisal, title commitment and endorsements, tax transcript, payoff, wire instructions and CPL, subordination agreements, homeowners' insurance, etc.)
  4. Pre-underwrite files and analyze documentation in a timely manner, regarding employment, credit, income, assets, and collateral to verify it meets FMB/Investor standards. Ensure processing and automated underwriting systems are updated to contain consistent and correct data based on supporting documentation that is in the loan file.
  5. Timely submission of file for underwriting decision, satisfy required underwriting conditions, and communicate the decision to LO on a consistent and timely basis.
  6. Prepare approved loans for closing in a timely manner. Additionally prepare adverse action notices for declined loans and ensure the file is complete.
  7. Post-Closing prepare & send the file to the appropriate investor. Organize closed files internally by FMB's procedures.



Position Requirements:

  • High School diploma or equivalent required. Associate's or Bachelor's Degree preferred.
  • Ability to work independently while managing and meeting multiple processing deadlines.
  • Must be well-organized and detail-oriented.
  • Experience using DU and LP automated underwriting systems as well as USDA's GUS system helpful
  • Professional verbal and written communication skills.
  • Experience with the use of business office machines (Photocopier, scanning devices, computer, etc.) and experience with Microsoft Office programs. (Excel, Outlook, Word)
  • Ability to maintain confidentiality and appropriately handle sensitive information.
