Are you excited about this Property Manager-The Preserve (New Construction) job?As a Property Manager for The Preserve in Elkhart Lake, WI, your day-to-day responsibilities will include overseeing leasing activities, conducting property tours, addressing resident inquiries and concerns, coordinating maintenance requests, and ensuring the property is well-maintained. You will be responsible for monitoring the property budget, preparing financial reports, and implementing strategies to enhance the overall resident experience. Additionally, you will collaborate with vendors, contractors, and team members to guarantee smooth operations and resident satisfaction. This role requires excellent communication skills, attention to detail, and the ability to handle multiple tasks efficiently. Requirements for this Property Manager-The Preserve (New Construction) jobTo excel as a Property Manager at The Preserve in Elkhart Lake, WI, you will need strong organizational skills, excellent communication abilities, and a proactive mindset. Experience in property management or real estate is preferred, along with a solid understanding of leasing up processes and affordable housing programs. Proficiency in Microsoft Office suite and property management software is beneficial for managing financial reports and property operations effectively.
The ability to prioritize tasks, handle tenant issues with empathy and professionalism, and work collaboratively with a diverse team are essential for success in this role. You should also have a keen eye for detail, strong problem-solving skills, and the capacity to adapt to fast-paced environments in the dynamic real estate industry.
DUTIES & RESPONSIBILITIES- Promptly & professionally responds to resident and employee inquiries
- Maintains resident, staff, owner, and vendor relationships
- Supervises and trains property staff
- Prepares & monitors budgets as needed (Building operating expenses, capital budgets, capital expenditures)
- Prepares monthly reports, lease summaries and abstracts and gathers data
- Ensures correct coding of invoices and approve payments
- Reviews all leases
- Coordinates collection procedures on delinquent residents
- Coordinates resident improvements, move-ins, and move-outs
- Meets occupancy goals
- Markets the property according to Fair Housing guidelines and Resident Selection Plan
- Oversees and manages all property inspections (Investor, HUD, State Agency, etc.)
- Responds to after-hour emergencies when appropriate (maintenance handles most calls)
- Maintain compliance with Affordable Housing Programs
- Process move-ins and re-certification files to include income and asset verification
- Demonstrates and follows the Oakbrook Values
- All other duties as assigned
- High school diploma or GED required, Associate's or Bachelor's degree preferred
- Supervisory experience
- Experience in residential property management or similar
- Affordable Housing experience
- Extraordinary interpersonal & communication skills
- Physically able to perform regular inspections of the property, with or without accommodations
- Software application experience (MRI, VMS) and computer skills
- Must possess a valid driver's license
