Job purpose
This is an Entry to Mid-Level Facilities Operations Engineer position typically gained from one to four years of experience. The Maintenance Engineer I reports directly to the DCPA Engineering Manager and is expected to be onsite support for evening performances and events. This position provides guidance while troubleshooting and resolving maintenance problems. Maintains all facility equipment to ensure proper working conditions, including HVAC, plumbing and electrical plants; lighting and climate control systems; roofing systems; and maintenance equipment. Maintains and operates the physical plant, protecting its assets while ensuring the successful production of events.
The Operational scope is that of multiple sites (two office buildings; one multi-use live theater complex comprised of four theater spaces; warehouse; one ballroom/events center, and 42 residential condominium units).
Duties and responsibilities
- Repairs and maintains physical structures of the facility and carries out the day-to-day operation of all electrical, plumbing, and mechanical facilities equipment. Monitors and adjusts the HVAC system including checking, repairing, replacing, and scheduling equipment for efficient operations.
- Interacts with DCPA employees and patrons to solve problems in system operations.
- Performs furniture reconfigurations, office/equipment moves, furniture requests, drywall repairs, painting, changing out lamps and ballasts, electrical repairs, plumbing repairs, changing out ceiling tile, carpet repairs, life safety equipment monitoring, and operation and other similar tasks as required.
- Assists and monitors the activities of contractors working on DCPA systems.
- Ensure mechanical/electrical rooms are kept clean and orderly.
- Inspect buildings and equipment for unsafe or malfunctioning conditions.
- Perform general repairs of drywall, carpet, and tile in pre-function, and restrooms, as needed.
- Repairs furniture and fixtures, as needed.
- Assists in checking and makes minor repairs on general plumbing systems, fixtures such as pipes, toilets and sinks and kitchen equipment.
- Works on preventative maintenance and energy conservation.
- Completes assigned work orders in a timely manner and communicate work order status via tablet device or paperwork.
- Assists with snow removal.
- Assists other departments as needed to ensure efficient operation of the DCPA facilities.
- Responds to visual and audible alarms from building automation and life safety systems. Make immediate decisions and communicate with all users of the facility in an emergency, within the framework of the DCPA Emergency Action Plan.
- Possess competent knowledge of use and care of tools and equipment used in facility and grounds maintenance.
- Adheres to all DCPA Safety Policies and Procedures while performing within all OSHA guidelines.
- Ability to work with minimum supervision and understand verbal and written instructions.
- Performs other duties, tasks, or special assignments/projects as assigned.
Qualifications
- Has basic knowledge of HVAC mechanical and control systems for multi-use buildings.
- Has basic knowledge of electrical, fire and plumbing systems.
- Establish and maintain cooperative relationships with those contacted in the course of work, to include clients, vendors, and peers. This shall require the ability to effectively communicate well with all persons in a diverse work environment.
- Has basic knowledge of construction methods and processes
- Ability to utilize computer applications such as Microsoft Word, Excel, and email applications with some level of proficiency.
- Ability to work with hand and power tools
- Ability to read blueprints
Education and/or Experience:
- High School Degree or GED
- 1 - 4 years Facilities/General Engineering/Construction experience
Working conditions
Job is ambulatory within all facilities, requires working in office settings, construction zones, exterior of facilities inclement weather and confined spaces. Some hands-on work will be required. Maybe on-call after regular business hours in emergency situations.
Physical requirements
While performing the duties of this job, the employee is regularly required to talk or hear, and consistently communicate over the phone, email and in person throughout scheduled shift. The employee frequently is required to move around the facilities and work environment, use hands to handle or feel; and reach with hands and arms. In addition, employee is required to:
- Must be able to work off a ladder using standard safety practices.
- Must be able stand on feet for extended periods of time including standing on ladders, platforms, or scaffold.
- Must be able to promptly, physically respond/walk between properties, distances of 100 - 400 yards in each direction.
- A portion of time is spent lifting, moving, stooping, kneeling, crouching, crawling, and holding when making repairs, climbing on ladders. Carrying and/or lifting approximately 50 pounds and pushing and/or pulling approximately 200 pounds occurs at times (TV's, furniture, etc.)
- Must be able to work in outdoor weather conditions such as shoveling snow.
- Must be able to work off a ladder using standard safety practices.

- Must be able to promptly, physically respond/walk between properties, distances of 100 - 400 yards in each direction.
- Ability to respond to incidents throughout various locations in a timely manner.

Valid Colorado Driver’s License - Additional Requirement Information:
- Must be available for On-Call and after-hours response service calls on a rotating basis with other Engineers.
- Must be willing to work a 5-day work week which will include a Saturday or Sunday. The shift hours are typically from 1:30pm until 10:00pm, however flexibility is necessary as shifts are adjusted for event coverage.
