ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES

  • Maintain property by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units, completing repairs, planning renovations, and contracting with landscaping and snow removal services.
  • Assist all new/prospect residents as needed.
    • Manage and respond to all prospect or residential inquiries.
    • Advise prospective residents on rental criteria and application processes.
    • Facilitate the lease process with new residents.
    • Maintain accurate resident records including daily updates of all rents, deposit, and late payments, application fees, lease renewals, move-in/out and eviction notices, and any other applicable report.
  • Provide timely and effective service and accessibility while complying with federal, state, and local regulations.
  • Participate in outreach marketing activities regularly to attract prospective residents.
  • Assist in establishing rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Maintain awareness of local market conditions and trends, contributing ideas for improving resident satisfaction to the Lead Property Manager.
  • Accomplish organization goals by accepting ownership for accomplishing new requests and exploring opportunities to add value to job accomplishments.
  • Exhibit exemplary attendance and punctuality.
  • Comply with company policies and procedures.
  • Perform other duties as assigned.

EDUCATION & RELATED EXPERIENCE

  • A high school diploma or equivalent GED is required.
  • Previous experience in an Assistant Property Manager role is preferred.

KNOWLEDGE, SKILLS, AND ABILITIES

Advanced knowledge of data entry, data processing, and communication tools including Microsoft Suite, Google Docs, and Rent Manager.

  • Understanding of Fair Housing laws and guidelines, and local, state, and federal regulations.
  • Excellent verbal, written, and interpersonal communication skills.
  • A highly motivated individual with a go-getter attitude and the ability to juggle multiple jobs.
  • Strong interpersonal, verbal, and written communication skills.
  • Effective problem-solving, resourceful thinking, and customer service skills.
  • Ability to work and perform in a fast-paced, growing environment with little supervision.
