We are in search of a dedicated and proficient Maintenance Technician with a strong emphasis on painting to enhance our team at Trinity Woods Apartments, a luxury Class A community. The successful candidate will be tasked with preserving the aesthetic and operational quality of the property by executing all necessary painting and general maintenance duties as required.


Core Responsibilities:

  • Painting Duties:
    • Prepare surfaces for painting by removing old paint, filling in imperfections, and ensuring surfaces are clean and smooth.
    • Apply paints, varnishes, and stains to both interior and exterior surfaces using brushes, rollers, or spray equipment.
    • Select suitable paints and finishes based on the type of surface and desired results.
    • Ensure thorough coverage and a uniform finish to enhance the property's appearance.
  • General Maintenance:
    • Perform routine maintenance tasks such as patching drywall, replacing fixtures, and conducting minor carpentry work.
    • Assist with preventive maintenance and repairs of HVAC, plumbing, electrical, and other systems as necessary.
    • Respond to resident service requests promptly and efficiently.
    • Conduct regular inspections to identify and address issues before they escalate.
  • Collaboration:
    • Work closely with fellow maintenance team members to ensure the property is well-maintained and resident needs are addressed.
    • Communicate effectively with the property management team regarding maintenance issues and solutions.
    • Participate in an on-call rotation for emergency maintenance requests.

Qualifications:

  • High school diploma or equivalent.
  • A minimum of 3 years of proven experience as a painter, preferably in both residential and commercial environments.
  • General maintenance skills with knowledge of HVAC, plumbing, electrical, and carpentry.
  • Ability to safely and effectively use painting tools and equipment.
  • Strong attention to detail and a commitment to delivering quality work.
  • Excellent problem-solving abilities and the capacity to work independently.
  • Good communication and interpersonal skills.
  • Physical capability to lift heavy objects, climb ladders, and perform demanding tasks.

Additional Requirements:

  • Reliable transportation and the ability to respond to emergency calls within one hour.
  • A valid driver's license, dependable transportation, and automobile insurance as mandated by state regulations.
  • Availability to work Monday through Saturday, with flexibility for weekend work as required.

Compensation and Benefits:

  • Salary: Competitive base salary ranging from $20 to $24 per hour, with final compensation determined by education, certifications, and experience.

The role involves physical activity, including standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. The employee must be able to lift and move heavy objects up to 50 lbs., operate tools, and work under varying temperature conditions.
