As part of our continued growth, we are seeking a motivated and experienced Build on Your Lot Sales Representative to join and exclusively work with our dynamic team.

 

Job Description:

As an exclusive New Leaf Builders Build on Your Lot Sales Representative, you will play a pivotal role in guiding prospective clients through the process of building their dream homes on their own land. You will be the primary point of contact for clients from initial consultation through to the completion of the sale and beyond. Your responsibilities will include:

  • Client Consultation and Needs Assessment: Meet with prospective clients to understand their vision, preferences, and budget for their future home and identify the best floor plan options within New Leaf’s Home Plan offering.
  • Site Evaluation and Feasibility: Conduct thorough evaluations of clients' lots to assess buildability, zoning regulations, and potential challenges.
  • Home Design Collaboration: Collaborate with our design team and architects to customize home plans according to clients' specifications and local building codes.
  • Budgeting and Cost Estimation: Provide detailed information to allow our Purchasing & Estimating department to create cost estimates and budget breakdowns based on clients' chosen designs and specifications.
  • Contract Negotiation and Sales: Guide clients through the contract process, ensuring clarity and transparency regarding pricing, timelines, and mutual responsibilities.
  • Project Management Liaison: Serve as a liaison between clients, project managers, office staff, subcontractors, and vendors throughout the construction process to ensure smooth communication and project progress.
  • Customer Relationship Management: Maintain strong, positive relationships with clients both during the home building process as well as post-sale to enhance customer satisfaction and encourage referrals.

 

Requirements:

  • Real Estate License: Active real estate license in South Carolina with a proven track record in residential new home sales is an added plus, but not a requirement.
  • Build on Your Lot Experience: Demonstrated experience in selling BOYL or custom home projects is highly preferred.
  • Knowledge and Skills: Deep understanding of construction processes, building codes, and zoning regulations. Strong negotiation, communication, and problem-solving skills are essential.
  • Customer Focus: A passion for delivering exceptional customer service and building long-term client relationships.
  • Organizational Skills: Ability to manage multiple clients and projects simultaneously and multitask while maintaining attention to detail.
  • Tech Savvy: Proficiency in real estate CRM software, project management tools, and Google Office Suite.
  • Networking: Maintaining and identifying new relationships with Developers, Real Estate Brokers, and Lot Owners
  • Prospecting: Effectively marketing, prospecting, and promoting the BOYL Program
  • Sales Goal Requirements: Meeting and exceeding established monthly, quarterly, and annual sales goals
  • Communication and Collaboration: effectively communicate and collaborate with both internal team members and external contributors. Have both strong written and verbal communication with the ability to paint a picture with your words and have others see the vision.
  • Availability: ability to work weekends, evenings, and some holidays as needed
  • Additional Industry Knowledge: have in depth knowledge of the Construction to Perm Loan process, proven Marketing Strategies, proactive follow up techniques, have the ability to multitask and prioritize tasks
