Job Summary
We are seeking a dynamic Community Manager to join the team at our successful property management company. The Community Manager is responsible for directly managing all aspects of their assigned residential properties. As a successful Community Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant. The position
The Community Manager will oversee all day to day operations for our assets in Arizona. The successful candidate will possess strong resident relations and interpersonal skills and will have the ability to communicate effectively, take charge, lead, train, be dependable, professional, and a team player.

Responsibilities
Management
  • Trains, motivates and supervises all on-site staff in order to achieve operational goals of the assigned portfolio. This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of time-sheets, instructing and advising on-site staff of employee procedures and guidelines.
  • Responsible for processing invoices
Leasing
  • Analyze performance and trends to develop and implement monthly marketing plan
  • Supervise leasing activities to ensure tours and applications are prioritized
Tenant Management
  • Maximize retention rate by actively monitoring lease expirations and renewals.
  • Professional handling of escalated resident requests and complaints
  • Eviction filings for non paying residents
  • Ensure that property operations are compliant with all applicable regulatory requirements
  • Maintain all resident and property files.
Maintenance
  • Coordinate with maintenance manager to prioritize open service requests
  • Prioritizing make readys based on unit lease schedule
Reporting
  • Assist in preparation of budget, and adherence to approved budgets
  • Complete month-end and year-end reporting as required
  • Provide narrative of all monthly budget variances +/- 10% per line item
Qualifications
  • Proven working experience in property management (3+ years)
  • Bachelors degree preferred (or significant experience otherwise)
  • Understanding of real estate law and leasing practices
  • Up-to-date on the local real estate market
  • Excellent communication skills
  • Experience with property management software (Yardi) preferred
