The Construction Project Manager oversees construction projects from start to finish, ensuring that they are executed within the schedule and financial limitations. supervise the whole construction project, or numerous managers may supervise certain sections of a bigger project. To ensure that the project is completed on time, the manager must handle any issues that develop as a result of adverse weather, crises, or other factors that may create delays.

ESSENTIAL DUTIES:

Duties and Responsibilities

  • As the primary contact for the Engineer and Architect, you will collaborate with Pre-Construction and Field Supervision to ensure contract deliverables, quality testing, and reporting are met.
  • Create a project business strategy.
  • Run a multimillion-dollar project with minimal oversight.
  • Work with field management to develop a job-specific safety strategy for the project.
  • Issue and manage subcontracts (payments, insurance, bond, safety, haz-com, etc.) and purchase orders for various trades.
  • Create a staging, logistics, and phasing strategy for the project
  • Lead the coordination of subcontractors.
  • Establish bonding and/or Subguard, a change order log, and cost tracking for the project.
  • Set up the project in E1 and Prolog software.
  • Responsible for project launch, including acquiring permissions and licenses and overseeing worksite mobilization.
  • Facilitate subcontractor pre-mobilization/start-up meetings.
  • Attend the Official Acceptance of Construction (OAC). Conduct progress meetings and generate monthly status reports.
  • Conduct biweekly safety surveys with the project superintendent.
  • Prioritize, examine and expedite submissions.
  • Expedite material delivery in accordance with project timeline requirements.
  • Understand quantity updates and collaborate with Superintendents to ensure accurate labor projections.
  • Create and manage subcontractor and purchase order modification orders.
  • Monthly review of predictions, labor reports, safety documentation, and schedules.
  • Review and approve material/equipment bills based on project budget.
  • Prepare payment requests, and monitor collections.
  • Meet with local and state officials to assess the projects and inspections.
  • Enter and update data in project management software (job status reports, predictions, change orders, and RFIs).
  • Secure building permits and licenses, as well as the transportation of supplies and equipment to construction sites, may initially be issued.
  • Manage and manage job closing paperwork and procedures (closeout documents, final job report, and final accounting).
  • Mentoring and training assistant project managers and intern students.
  • Ability to multitask.
  • Control the timing, cost, and quality of all construction projects, including commercial and industrial buildings, roads, bridges, and schools.
  • Plan and organize all parts of the building process, including recruiting contractors and collaborating with engineers, architects, and vendors.
  • Schedule the several phases of a project depending on agreed timeframes.
  • Negotiate contracts with architects, vendors, contractors, and other personnel.
  • Consult with superintendents or other management to monitor construction progress, including worker productivity and adherence to building and safety requirements.

Qualifications:

  • Bachelor's degree in Civil Engineering or Construction Management
  • 4-5 years of experience
  • Experience in managing teams
  • Excellent communication skills
  • Success in client relationships
  • Self-motivated
  • Ability to prioritize and manage time
  • Experience managing risk
  • Word and Excel skills
