The Property Manager will manage the day-to-day operation of the properties, including, but not limited to the general administration, leasing, budget preparation and control, compliance with policies, procedures, and programs ensuring well managed and maintained properties, placing emphasis on positive response to the concerns and needs of the residents, environmental health and safety, and quality property and blended management (integration between property management and support services) by performing, in accordance with fair housing laws.

Responsibilities:

  • Interviews residents, interested family members, legal representatives and significant others to obtain and update information needed to develop individualized plans of care and to protect and promote residents’ rights
  • Market and lease apartments - Collects rent and handles delinquent accounts and makes bank deposits daily
  • Provides information about community resources for legal, financial and other services. Intervenes on behalf of residents as needed. Assists with applications for benefits and procurement of services from community sources outside the facility
  • Adheres to all company personnel directives per the company Operations Manual.
  • Handles all details of move-ins and move-outs, giving special attention to apartment inspection check-ins and checkouts.
  • Maintains necessary records of all financial transactions of the property.
  • Continually inspect property and improvements, recording deficiencies and taking the necessary actions, within approved dollar limits.
  • Report accidents and emergency situations to the Regional Property Manager immediately and prepare the proper documentations
  • All other duties that may be required from time to time to adequately carry out the responsibilities of property management.

Requirements:

Education: College degree preferred but will accept work experience and education

Certificate/Licenses: Must have a certificate in Property Management (AHM, SOS or CPO) and or be willing to obtain within six months of employment.

Training: Professional training as required being knowledgeable in HUD, Low-Income Housing Tax Credit (LIHTC), and PHFA rules and regulations.

Work Experience: Knowledge of Property Management, financial matters and previous office experience in related field.

Covid Vaccination is a requirement for employment at NewCourtland. If you are not currently vaccinated, you will be required to receive the vaccination prior to hire date if you are offered employment unless you request and receive an approved medical or religious exemption from NewCourtland.
