Position Summary

The Facilities Director is responsible for coordinating and supervising the work of employees providing general maintenance of buildings, grounds, and/or security. This position is responsible for oversight of maintaining a safe environment, maintenance and groups of facilities and for all persons on premises. This position oversees the monitoring of buildings and grounds to prevent fire, theft and vandalism.

Primary Duties and Responsibilities

  • Plan and direct the maintenance and upkeep of all company facilities.
  • Manage remodeling, construction and upgrade projects of all company facilities including all permitting and/or licensing renewals.
  • Conduct safety inspections of all company facilities.
  • Responsible for the maintenance and overseeing repairs of all company vehicles.
  • Supervise and assign work of maintenance and grounds keeping vendors.
  • Transfer equipment and personnel from one project to another as necessary.
  • Manage all facility projects including coordination of repairs and installation of electrical, plumbing, mechanical and other related systems in all facility locations. Implements preventative maintenance programs.
  • Perform various clean-up and maintenance tasks as needed.
  • Act as custodian of all property.
  • Supervise the receipt of all materials and equipment.
  • Inspect and direct elimination of all mold and other health related bacteria in all residences as well as the facilities.
  • Create and maintain staff schedules, manage time, review and approve timecards, for maintenance, grounds keeping and/or security staff, etc.
  • Conduct performance reviews and complete performance review documents.
  • Provide coaching and disciplinary actions and documentation as appropriate.
  • Hire and train all security personnel for a facility as applicable.
  • Oversee Development of security plans, policies and procedures for a facility.
  • Oversee plan of security coverage for events including traffic control, and monitoring attendees.
  • Investigate incidents of unusual security circumstances reported by staff, visitors or clients.
  • Review incident reports and document investigative steps and results.
  • Respond to emergency calls for assistance to control disorderly or combative clients.
  • Provide coverage at security posts when needed.
  • Follow standard precautions using personal protective equipment techniques, as required.
  • Available for alternate, evening and weekend schedules and shifts may be required to meet client needs, state and regulatory agency requirements and business necessity.
  • Maintain appropriate professional boundaries with current and former clients, client family members and referral sources.
  • Comply with company’s code of conduct.
  • Additional duties and responsibilities as assigned.

  • Ability to demonstrate excellent customer service skills.
  • Ability to understand and perform job responsibilities using specialized knowledge related to leadership of the maintenance department.

  • Demonstrate adherence to accepted ethical and behavioral standards of conduct.
  • Participate in continuing professional development.
  • Follow organization policies and procedures addressing the care of individuals served identified as at risk for suicide, including requirements for screening, assessment, and monitoring.

Job Qualifications and Requirements

Education:

  • High School Diploma or equivalent preferred

Experience:

  • Minimum of 3 years’ experience in general maintenance or maintenance responsibilities.
  • Formal training is preferred; 3-5 years of experience in HVAC, plumbing, carpentry and electrical.
  • Knowledge and compliance with ADA and OSHA regulations.
  • Supervisory experience is required.
  • Ability to be on 24-hour emergency call.

Applicable State Requirements:

  • Must meet pre-employment and maintain all applicable state and job-related guidelines for background screening, fingerprinting, drug test, health screening, DMV, insurance, CPR/Basic First Air, and license/credential verifications.

Physical Requirements of Position

  • Talking: Frequently conveying detailed or important instructions or ideas accurately, clearly, or quickly.
  • Hearing: Able to hear average or normal conversations and receive ordinary information.
  • Repetitive motion: Frequent and regular use of the wrists, hands, and fingers to make small movements such as typing or picking up small objects. Normal fine and gross motor control of fingers and hands.
  • Seeing: Visual acuteness necessary for the proper maintenance of facilities and grounds.

Physical: Constant standing and walking. Occasional lifting, pushing, and pulling up to 70 lbs. Occasional kneeling, stooping, and bending at the waist. Occasional climbing stairs and balancing. Frequent climbing ladder
