POSITION SUMMARY:

The Asset Management Coordinator will support the Asset Management team by coordinating analytical tasks which include creating and maintaining a comprehensive tracking systems using MRI, MS Office Suite, and Nexus, tracking and assisting with new property acquisitions, dispositions, refinancings, lender-required repairs, as well as other time sensitive items.

ACCOUNTABILITIES:

  • Implement and monitor strategies to enhance team efficiency and productivity, ensuring continuous improvement and measurable results
  • Demonstrated proficiency in quickly learning and applying key real estate metrics such as Dividend Yield (DY) and Debt Service Coverage Ratio (DSCR)
  • Proactively seek and integrate feedback from cross-functional departments to enhance collaboration and ensure optimal outcomes

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provides comprehensive assistance to enhance the asset management team's overall efficiency and productivity across all operational aspects by setting up and maintaining systems and automations in the MS Office 365 environment as applicable.
  • Be an active participant with property acquisitions, dispositions, and refinancings to ensure the handoff between the acquisitions team and asset management is smooth which will require working with other departments such as lease administration, accounting, and leasing to track important deadlines and deliverables.
  • Ability to learn key metrics / calculations to contribute to ad-hoc portfolio summaries, DSCR calculations, calculation of defeasance & prepay penalties, presentation creation, research, and other projects as needed by the Asset Management department.
  • Gather portfolio and market updates to ensure the most up to date data is being utilized.
  • Create and maintain a database to track committed costs, funding sources, AM project status, and contact information.
  • Work closely with other departments to ensure effective integration of the Asset Management tasks and deliverables.
  • Assist in the creation of annual property budgets.
  • Assist Analysts with document assemblage for engagement of potential refinance lenders.
  • Other duties as assigned.

KNOWLEDGE, SKILLS, AND REQUIREMENTS:

  • Bachelor's degree in Finance, Real Estate, Business Administration, or a related field preferred, or applicable experience in lieu of degree.
  • Proficiency in MRI, Nexus, Excel, MS Lists, Power Automate, and Procore software strongly preferred but not required.
  • Strong aptitude for using existing technology and learning new technology.
  • Excellent written and verbal communication skills.
  • Ability to work effectively with teams across departments and with external stakeholders.
  • Strong analytical and mathematical skills.
  • Ability to learn and interpret financial data and produce meaningful reports.
  • Exceptional organizational and time management skills.
  • Ability to manage multiple projects and meet deadlines in a fast-paced environment.
  • Willingness to engage in continuous learning and development within the industry.
  • Flexible and adaptable to changing priorities and new challenges.
  • Ability to innovate and improve processes for increased efficiency.

WORK ENVIRONMENT:

Includes a typical office or home-based office environment, with minimal exposure to excessive noise or adverse environmental issues.

Ability to sit for prolonged periods of time.
