Position Title: Director of Marketing

Position Reports to: VP of Operations

Location: North Colorado Springs, CO opening is not a remote position

Salary: $110-$130K (DOE)

Minimum qualifications:

  • Bachelor’s degree, in marketing, business, or a related field
  • Must be willing and able to travel to various communities in Denver, Colorado Springs and surrounding areas on a regular basis
  • 5 + years working in direct marketing, preferably for a large home builder.
  • 8-10 years of proven experience working in manager-level roles

Preferred qualifications:

  • Experience in marketing for real estate or homebuilding
  • Advanced degree preferred

Brand Strategy and Identity – Responsible for defining and maintaining our brand identity. This involves creating a consistent and compelling narrative that resonates with our target audience. Areas include:

Responsibilities:

  • Visual Identity – Develop and maintain logos, color schemes, and typography that reflect our brand image.
  • Brand Voice – Define the tone and language we use in all communications – including website, social media, and marketing collateral.
  • Brand Positioning – Understand how we want to be perceived in the market. Develop and execute marketing plans to achieve this goal.

Consistent Messaging – Ensure our messaging aligns across all channels – online/offline and internal/external. Consistency is key. Develop clear content guidelines for all communications that outline voice, tone, and messaging dos and don’ts. Work closely with internal teams to ensure everyone understands and communicates our brand consistently.

Marketing Planning and Execution Oversee all aspects of the Company’s marketing efforts, to include:

  • Translate the marketing vision into specific projects, action plans, and tactics. Ensure the information and support for programs are effectively delivered.
  • Manage segmentation and customer targeting processes. Understand how the Company is positioned in the market through competition shops and competitive market analyses.
  • Lead the model homes opening efforts including selecting and managing design firm, hosting frame and merchandising model walks, and ensuring sales office are appropriately outfitted.
  • Selecting and managing cost-effective outside vendors (e.g., advertising agencies, design firms, MLS listings, printing companies, etc.).
  • Develop and maintain Key Performance Indicators to track effectiveness of marketing efforts. Examples may include: Goal Completion, Click Through Rate, Appointment to Sale Percentage, and Percent of Sales from Digital Marketing.
  • Ensuring that project/department milestones/goals are met and adhering to approved budgets.
  • Performing other related duties, as assigned.

Team Leadership and Mentorship:

  • Manage and mentor a staff of 1-3 individuals
  • Hire and train new staff
  • Facilitate marketing plan efforts with individual community teams and outside marketing consultants
  • Foster a collaborative and innovative marketing team
  • Provide constructive and timely performance evaluations.
  • Handles discipline and termination of employees in accordance with company policy.

Qualifications:

  • Bachelor’s degree, marketing, business, or related field (advanced degree preferred).
  • Proven experience in marketing, preferably within the real estate or homebuilding industry.
  • Strong leadership skills and the ability to drive results.
  • Familiarity with central strategy teams and exposure to homebuilder operations.
  • Excellent verbal and written communication skills, creativity, and strategic thinking abilities.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Ability to think creatively and strategically.
  • Ability to prioritize tasks and to delegate them when appropriate.
  • Ability to function well in a high-paced and at times stressful environment.
  • Proficient with Microsoft Office Suite or related software.
  • Must be will and able travel to various communities in Denver, Colorado Springs and surrounding areas on a regular basis.
  • Required to work outside of normal work hours (evenings and Saturdays) to oversee and lead special marketing events.
