PURPOSE

Responsible to the VP of Construction Management for the leadership and management of 3rd party general contractors (GCs) who are contracted to build TWG’s multifamily developments. To act as TWG’s owner’s representative by leading the communication, budget coordination, contracting and reporting with 3rd party GCs. To support TWG’s upcoming developments by assisting the development teams at Investment Committee submission, design & budgeting, closing, construction, and project completion.


DUTIES & RESPONSIBILITIES

  • Lead the communication efforts with 3rd party GCs from site selection, through design and permitting, contracting at financial closing, during the construction duration, and through final project completion.
  • Support the CM division to act on behalf of TWG as the owner’s representative of multifamily projects while under construction for all deals being built by 3rd party general contractors.
  • Be in occasional contact with 3rd party GCs in various markets throughout the U.S. to effectively opine on rough cost estimates for various building types and programming.
  • Attend milestone design meetings and opine on constructability, budget, and critical path items at: project kickoff, schematic design, development design, and permit set page turns.
  • Prequalify 3rd party GCs to ensure each GC that TWG contracts with is dependable, capable, and of the experience to finish any given project on time and under budget.
  • Based on the complexity of a project and the quality of design plans, advise on whether TWG shall utilize a Stipulated Sum or Guaranteed Maximum Price contract with a 3rd party GC.
  • Coordinate with the TWG Legal team on GC contract review, comment, and exhibits.
  • Establish monthly reporting deliverables with 3rd party GCs during the construction period, including OAC meetings.
  • Attend monthly OAC meetings (virtual or in person), and travel for site visits as appropriate.
  • Ensure that Development Directors are provided with the month-end deliverables on the last day of each month for proper progress reporting to financial partners.
  • Review monthly pay applications, change orders, schedule issues, or other ad hoc items with 3rd party GC that may arise on each project.
  • Take ownership of projects to safeguard TWG from unnecessary change orders or project costs.
  • Confirm that the 3rd party GC is effectively turning over the finish building to property management with a set quality assurance and quality control program that includes notices and final punch walks leading up to building acceptance for occupancy.
  • Problem-solve with design and 3rd party GCs teams as issues arise in the field and seek input from Development Directors as needed.
  • Provide weekly updates on projects to VP of Construction Management and participate in collaboration of team-wide updates and idea sharing
Requirements:

QUALIFICATIONS

  • Bachelor’s degree (BA/BS) in Finance, Real Estate, Urban Planning, Engineering, Construction or Architecture related field
  • 2-5 years’ experience in multifamily construction industry (including market rate, senior, affordable, or mixed-income housing)
  • Expertise with multi-family (preferred) constructability, design, utilities, permitting, contracting, reporting, and the monthly construction draw process
  • Familiarity with market rate and tax credit development.
  • Experience in managing multiple projects and negotiation of deal structures and contracts
  • Experience at vertically integrated real estate development company with a combination of services: development, finance, construction, architecture, and /or property management (preferred)
  • Market knowledge and experience within certain U.S. markets: Midwest, Southeast, Southwest and/or Pacific Northwest
  • Detail oriented and task driven
  • Able to issue spot and produce timely solutions
  • Competency in Microsoft Office products, file share sites, and various document tracking applications
  • Ability to work independently and lead in team settings
  • Ability to provide consistent reporting in written and verbal form
  • Able to adapt to changing deal structures across various deal types in a fast-paced environment
  • Displays initiative and strong sense of personal motivation
  • Displays analytical and proactive problem-solving ability, and ability to think multiple steps ahead
  • Strong and effective organization, communication, and coordination skills
  • Work and support projects and the development process at all levels
  • Promote a sense of teamwork within each project
  • Travel required occasionally
