Part of the Asset Management team, the Asset Management Associate plays an important role in analyzing property-level transactions including capital renovation/reposition projects, new leasing activity, financing events, dispositions, and recapitalizations.
What You’ll Do
  • Prepares correspondence to tenants, owners, and lenders as needed.
  • Responsible for engaging and managing third-party vendors when acquiring new assets.
  • Responsible for the monthly reviews of operating reports and monitors budget and loan covenants.
  • Responsible for managing asset management files and records.
  • Provides assistance in the review and analysis of operator provided annual budgets, including capital expenditures, operating expenses, and revenue assumptions.
  • Provides assistance in the quarterly reforecast of budgets, including revenue assumptions, operating expenses, and capital expenditures.
  • Ensure occupancy targets are achieved through leasing and resident retention
  • Create value for clients through meeting NOI and revenue goals.
  • Partner with facilities and engineering teams to ensure physical assets are operating at peak performance levels.
  • Oversee and contribute to annual budget process.
  • Maintain a general knowledge of any transaction in markets under management.
  • Assist with preparation of monthly owner’s reports and quarterly financial reviews.
  • Proactively build and maintain strong relationships with clients and vendors
  • Ensure operational execution yields consistently strong resident satisfaction survey results
  • Oversee execution of proactive and timely reputation management strategies via social media – ratings, reviews, responses
  • Empower managers to work collaboratively to accomplish business goals and establish best practices
  • Manage performance issues in a timely and effective manner
  • Work closely with property teams in the implementation and execution of programs that yield brand alignment
  • Contribute to creation of and ensure execution of marketing plans for communities within assigned portfolio
  • Possess thorough knowledge of competitive properties and market knowledge of all assets in portfolio
  • Perform routine property inspections to ensure property managers are maintaining the asset and maintaining good relationships with tenants and vendors.
  • Manage property managers, project managers, construction managers, maintenance technicians and administrative staff to ensure all operational and administrative functions are fulfilled daily. Also responsible for annual performance evaluations for department staff.
  • Monitor and review monthly operating results for both the property management and building services operations.
  • Attend management meetings as requested by upper management.
  • Report on department updates at staff meetings.
What You’ll Need
  • Bachelor’s degree required (Real Estate/Accounting preferred). 
  • 4+ years of real estate analysis experience is preferred (internships included).
  • Highly proficient in excel and data analytics.
