Position Summary

The Project Manager is responsible for Developing and executing interior and exterior renovation programs for multi-family properties by organizing and controlling project elements. This position will report to the Vice President of Capital & Renovation and functions as an owners’ representative.

  • Develop project objectives by reviewing project proposals and plans.
  • Schedule, run and supervise the job site and general contractors to perform on schedule and on budget.
  • Ensure general contractors arrive on the job site and adhere to their schedule.
  • Ensure quality control throughout the construction process while reviewing the work of the subcontractors to make certain quality standards have been achieved.
  • Develop and nurture strong working relationships with existing general contractors and potential subcontractors.
  • Leads and provides oversight for planning and executing all small and large capital building projects that include new construction and renovation.
  • Collaborates with Property Operations and Finance to ensure that project goals are met within the prescribed time frames and budgets.
  • Manages construction and renovation projects from concept to completion.
  • Evaluates bid submissions and make recommendations for selection.
  • Makes regular inspections of construction projects and ensures work is completed to contract specifications.

Operations/Execution:

  • Design development – coordinate design efforts among all consultants and staff. Develop scopes of work and specifications for same.
  • Distill vendor estimates, recommend and qualify contractors (references, licenses, insurance, etc.), negotiate terms payment/schedule), and prepare contract related documents.
  • Initiate coordination/kick-off meeting with asset management and property management – establish staging details, sequence, schedule, scope, resident correspondence, etc.
  • Manage municipal agencies – meet with city inspectors/representatives as necessary to coordinate project approvals.
  • Confirm work is being completed consistent with the terms of partnership and lender agreements.
  • Inspect job sites for progress, safety, timing of completion, costs to complete, and quality control.
  • Create and document all capital approvals, maintain an accurate file of expenditures to date.
  • Research and identify new subcontractors to maintain competitive pricing.
  • Unit interior scope and specification development consistent with portfolio objectives. Coordinate with in-house and third-party renovation teams to ensure adherence to scope, schedule and budget, reporting on the same.
  • Scheduling and supervision to minimize down time during renovation.

Travel

Up to 50% of (local/out of state) travel to various worksites is required.

Requirements:

Education, Training and Skills Requirements

  • Bachelor’s degree from a four years college or university in engineering, construction, project management or related field is a plus but not required.
  • 1-5 years of experience in multi-family or commercial project engineering.
  • Experience working with estimating, bids and construction codes.
  • Strong interpersonal, organizational and communication skills, both written and verbal.
  • Ability to adhere to strict deadlines and work under pressure.
  • Valid California driver’s license, vehicle insurance and clean DMV record.
  • Ability to properly delegate and follow-up on tasks with a pleasant and approachable demeanor.
  • Must operate efficiently in a fast dynamic environment.
  • Proficient in Microsoft Office suite and Microsoft Project
