BEAR Homes is hiring a Director of Construction. This position will be responsible for the management of the construction team that includes estimators, project coordinators, and field superintendents. The position requires a deep understanding of various project management skills along with the ability to lead and manage multiple direct reports which includes mentoring and training. This individual, with the assistance from department staff, will be responsible for the successful completion of all assigned single-family construction projects which include spec and semi-custom homes. This will include directing the planning, estimating, construction and closeout/warranty phases.  

 

 

DUTIES AND RESPONSIBILITIES: 

 

  • Development, implementation and enforcement of standards, policies, and procedures. 

  • Foster environment of internal communication between construction team and other intercompany departments.  

  • Review Plans and specifications and provide comments. 

  • Review cost analysis & provide value engineering suggestions. 

  • Monitor and assist with subcontractor pre-qualifications. 

  • Handles scopes & buy-out. 

  • Prepares schedules for each project. 

  • Assists with the planning and organizing of individual projects. 

  • Monitor Jonas Premier, Buildertrend, Smartsheet to ensure company procedures are followed. 

  • Oversee contract administration and change orders. 

  • Continuously monitor all projects to ensure their success. 

  • Works with accounting team to reconcile and manage job costs for projects. 

  • Leads or assists in complex project related issues. 

  • Visit job sites as needed to review progress and quality of work. 

  • Ensure a successful closeout/turnover for each project. 

  • Interviews and hires appropriate team members. 

  • Leads, motivates, coaches, and develops direct reports. 

  • Continuously monitor staff performance at all levels. Assess and determine if training is required. Work through any subpar performances through appropriate channels. 

  • Forecast and strategically plan staffing needs based on upcoming projects and work with recruiting dept to fill company needs. Oversee activities associated with acquiring, training, managing, and retaining the most talented workforce in the marketplace. 

  • Follow, promote, and enforce safety policies, practices, and procedures. Assist with safety investigations and corrective actions related to safety hazards/incidents both in the workplace and on the properties.  

 

QUALIFICATIONS: 

 

  • 10+ years of solid hands-on experience with a GC or Residential builders as a Project Manager  

  • Degree in Construction Sciences/Engineering or related field preferred  

  • Knowledge of local Building Codes is required  

  • OSHA certified 

  • Knowledge of Project Management Scheduling Software  

  • Knowledge with Excel based Project budgets
