This position is accountable for supporting the Marketing and Leasing Departments for the overall
management, marketing, and leasing of the center. The position ensures corporate operations
objectives are met or exceeded for NOI growth with quality results that consistently improve the
profitability of the shopping center and subsequently the investors.
QUALIFICATIONS:
• A.A., B.A. or B.S. degree or equivalent experience.
• 3 years prior property management experience, Commercial/Retail desired.
• MRI Property Management software experience preferred.
• Excellent communication skills - verbal and written.
• Light bookkeeping background.
• Proficiency in Microsoft Office, including Word and Excel
• Ability to communicate effectively with tenants, vendors, employees and managers regarding
center operations or personnel issues to ensure the smooth operation of the center.
• Ability to analyze budget numbers for conformance to budgetary guidelines.
• Ability to work a rotating schedule.
• Must be able to cope with shifting priorities, difficult situations and deadlines.
JOB RESPONSIBILITIES:
• Assist Marketing and Leasing Directors to ensure compliance with established lease obligations
including operating requirements, hours of operation and use clause.
• Develops understanding of tenant lease and lease obligations.
• Ensures compliance with center management operations procedures and applicable government
regulations.
• Assists in the compilation and completion of periodic reports in a timely, professional manner.
• Executes approved projects in a timely manner – ensures scope accuracy and compliance.
Ability to provide interface and cohesiveness with the other departments that impact center management.
• Support with budgeting, reforecasting, improving net income beyond approved budget.
• Ensure effective cost control and profitability for center within budget.
• Maintains communications with all tenants to improve performance. Promotes effective business relationship to convey corporate operational policies.
• Monitor tenant sales performance. Identify problem tenants and proactively work with tenants to improve performance.
• Code to General Ledger and approves accounts payables.
• Promotes the property within the tenant base
• Works with tenants at all levels to enhance visual merchandising.
• Maintains positive relationship with local community groups and local Chamber of Commerce.
• Effectiveness in using oral and written communication and keeping merchants, regional and corporate management informed.
• Support for marketing research, cold calling, data base management of the Festival’s tenant and brokerage data bases, and leasing reports.
• Responding to leasing and property inquiries.
• Property showings and opening of spaces.
• Support in creation of merchandising plans, presentations, proposals, marketing materials, Letter of Intents
•Other duties as assigned.
