Triad General Contractors is an innovative construction management company that uses hard work, experience, teamwork and technology to successfully deliver high-quality projects across a wide variety of industries. The majority of these projects require preconstruction services that include conceptual estimating, value engineering, estimate variance analysis, development of competitively bid proposals and management from inception to completion.

Position Summary:

We are a family owned new general contractor seeking a Project Manager/Estimator based in our Rogers, AR office. The primary role of this position is to provide preconstruction support for projects through cost estimating, value engineering, cost analysis, competitive bidding to closeout of commercial and residential buildings. 

General Duties:

  • Contribute to pricing of competitive bid and negotiated deliverables as follows:
    • Analyze and identify scopes of work from existing conditions, plans, and specifications through all phases of document deliverables.
    • Perform quantity takeoffs quickly and accurately.
    • Communicate with owners, architects, and engineers to clarify scope of work.
    • Communicate project information and scope of work to subcontractors.
    • Solicit and analyze subcontractor pricing.
    • Assist with compilation of owner deliverables.
    • Understand and communicate cost variances between estimates.
    • Contribute to value engineering efforts.
  • Build relationships with subcontractors.
  • Attend industry functions and represent TGC in a professional capacity.
  • Works with team to plan all phases of the project lifecycle from initiation to completion.
  • Build and maintain various office documents
  • Ensure all necessary regulations and permits are obtained.
  • Attend and participate in onsite bid meetings as needed.
  • Order materials, tools, equipment, and labor.
  • Develops and adheres to the budget, timeline, and quality control plan.
  • Writes and submits punch lists.
  • Track change orders, submit RFIs.
  • Assist in selecting Project Management/Estimating software to update schedules, track progress and document project progression.
  • Work with Construction Mgr. to maintain project schedule by handling materials logistics, monitoring project progress; coordinating activities; resolving problems.
  • Coordinate with project stakeholders, including clients, engineers, and contractors, to ensure smooth execution of projects.

Education/Experience:

  • Minimum 3- 5 years experience in commercial construction management whether with education or on-site training in commercial and residential construction
  • Proficiency in reading and interpreting drawings and specifications with a strong attention to detail.
  • General understanding of project solicitations including competitive bids and value added preconstruction services.
  • Working knowledge of estimating technology and tools.
  • Strong math and analytical skills.
  • Strong interpersonal and communication skills.
  • Ability to work in a collaborative office environment as well as in the field
  • Ability to effectively lead and direct tradesmen through specific construction means & methods.
  • In depth understanding of Project Lifecyle from Preconstruction to Closeout.
