COMMERCIAL PROPERTY MANAGER

Financial & Realty Services, LLC dba FRS Professional Services, LLC (FRS), a facilities management firm located in Calverton, MD, is seeking Commercial Property Managers to service our utility agency client in Washington, DC. The preferred candidate will be familiar with IFMA protocols.

Responsibilities:

  • Liaison between retail tenants and agency client; collect retail sub-tenants rents; provide monthly reporting and reconciliations
  • Assist with Occupancy team for move coordination
  • Assist with Parking Operator Management (signage, cleaning, etc.) and Fleet Services (Car Charging)
  • Assist Leasing Efforts that require potential tenant walk-through
  • Maintain record of departmental Garage Storage units
  • Oversee ground maintenance during all seasons
  • Weekly progress/building status meetings
  • Administer and manage all warranties and manufacturer service contracts relating to equipment or parts under its control used on the facilities
  • Develop and maintain an electronic Technical Library consisting of all applicable records including a directory of contents
  • Provide tracking and reporting of vendor (sub-contractor) service level agreements which include all associated Key Performance Indicators (KPIs) utilized to assess performance measures
  • Develop and provide IFMA benchmarking information as required
  • Issue monthly progress and update reports, monthly executive meetings, and weekly team meetings
  • Pay as a pass-through expense, operating permits and utilities plus other miscellaneous bills on behalf of client, assure bills are accurate, and, if errors found, communicate to client
  • Submit on a monthly basis a summary of the status of all work hours dispatched, completed, pending, etc. on the account of the month and YTD basis
  • Provide services for accounts payable, site level facilities budgeting and monthly re-forecasting
  • Provide financial planning, management, processing, and reporting services to ensure fiscal controls are appropriately applied and furnish summary reports for the accounting period
  • Prepare web-based monthly reports and submit to client
  • Maintain complete records electronically within the Computerized Maintenance Management System (CMMS) as appropriate

Qualifications:

  • Minimum of a Bachelor’s degree
  • Must possess at least 5 – 10 years of recent (within the past 15 years) relevant experience including responsibility for managing and operation of a high-rise office building
  • Professional designation preferred
  • Knowledgeable about CMMS
  • Experience on a government/utility contract a plus
  • Must be able to work under time constraints based on level of priority
  • Effective communicator, verbal and written correspondence
  • Proficient in MS Office
  • Ability to manage multiple tasks

Must be able to pass a background check.
