The Construction Manager is responsible for all aspects of operations and facilities management of Met-Cap Management’s owned and managed properties located primarily in the New England area. Responsibilities include overseeing the upkeep and construction of all facilities. The incumbent must be knowledgeable in all building trades, and possess the ability to effectively oversee a team, as well as project management skills to facilitate the fulfillment of deadlines and owner initiatives.


Essential Functions:

  • Work hands on, as required, utilizing knowledge of the various trades associated with construction project management: plumbing, electrical, painting, carpentry, and HVAC.
  • Oversee all phases of Renovation & Full Construction projects including in-house and subcontracted tasks.
  • Perform and/or schedule preventative maintenance and repairs.
  • Maintain and/or schedule maintenance of all company premises including plowing, landscaping, and other common area maintenance.
  • Develop, monitor, and track timelines for all phases of projects to meet company established completion date.
  • Maintain job files to track project(s) and retrieve historical data when necessary.
  • Keep employee schedules and manage their performance.
  • Ensure material availability for daily maintenance and light repairs.
  • Use a three-bid acquisition system to achieve timely and cost-effective purchases of materials.
  • Comprehend blueprints, job specifications, proposals, architectural drawings.
  • Use of sound judgement in making most decisions with minimal or no direction.
  • Effectively prioritize tasks with limited input from management
  • Performs other duties as assigned.
Requirements:
  • High School diploma or equivalent.
  • 5+ years of experience in Property Management or related field and 7+ years in General Contracting/Handyman experience with a thorough understanding of property management practices.
  • Superior skills in judgment, initiative, and discretion.
  • Must have the ability to effectively interact with contractors and vendors.
  • General understanding in carpentry, plumbing, painting, grounds keeping, janitorial, and HVAC repairs.
  • Ability to resolve conflict in a professional and timely manner.
  • Must be organized, efficient, able to prioritize, have excellent follow-up and outstanding interpersonal skills.
  • Must be able to handle multiple competing priorities.
  • Industry standard licenses and/or certifications.
  • Flexibility with scheduling. Available to be on-call as needed.
  • General Office and Field work.
  • Must hold a valid drivers’ license.
  • Regular daily travel.

This position routinely requires exposure to outside elements including variations of temperature, noise, odors, etc.
