Position Summary:
The Real Estate Acquisitions Specialist will play a critical role in identifying, evaluating, and acquiring real estate properties that align with JES Holdings' strategic investment goals. This position requires a highly motivated individual with strong analytical skills, deep knowledge of the real estate market, and the ability to negotiate and close deals effectively. The ideal candidate will have a passion for real estate, a keen eye for identifying investment opportunities, and the ability to work independently in a fast-paced environment.

Key Responsibilities:

  • Property Identification:
    Research and identify potential real estate acquisition opportunities that align with the company’s investment criteria. Utilize various resources, including market analysis, broker relationships, and networking, to source deals.

  • Market Analysis:
    Conduct thorough market research and analysis to assess the viability of potential acquisitions. Evaluate factors such as location, market trends, property values, and investment potential.

  • Financial Analysis:
    Prepare detailed financial models and projections to assess the profitability and risk of potential acquisitions. Analyze cash flow, return on investment (ROI), and other key financial metrics.

  • Due Diligence:
    Lead the due diligence process for potential acquisitions, including coordinating inspections, appraisals, environmental assessments, and legal reviews. Ensure all necessary documentation and compliance requirements are met.

  • Negotiation:
    Negotiate purchase agreements, terms, and conditions with property owners, brokers, and other stakeholders. Work closely with legal and finance teams to finalize contracts and ensure successful transaction closings.

  • Relationship Management:
    Build and maintain strong relationships with property owners, brokers, real estate agents, and other industry professionals to generate leads and secure favorable acquisition opportunities.

  • Reporting:
    Prepare and present acquisition proposals, including financial analysis, market data, and strategic recommendations, to senior management and investment committees.

  • Collaboration:
    Work closely with the development, finance, and property management teams to ensure seamless integration of new acquisitions into the company’s portfolio. Provide ongoing support throughout the property development and management lifecycle.

  • Strategic Planning:
    Contribute to the development of the company’s real estate acquisition strategy, identifying target markets, property types, and investment opportunities that align with long-term business goals.

Qualifications:

  • Bachelor’s degree in real estate, finance, business administration, or a related field.
  • 3+ years of experience in real estate acquisitions, investment analysis, or a related role.
  • Strong knowledge of real estate markets, property valuation, and investment analysis.
  • Excellent analytical and financial modeling skills, with proficiency in tools such as Excel and financial analysis software.
  • Strong negotiation skills, with the ability to secure favorable terms and close deals.
  • Excellent communication and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Highly organized and detail-oriented, with the ability to manage multiple projects and deadlines.
  • Familiarity with real estate laws, regulations, and due diligence processes.

Preferred Qualifications:

  • Experience in multi-family, commercial, or residential real estate acquisitions.
  • Real Estate License or relevant certifications (e.g., CCIM, CFA).
  • Experience with real estate investment trusts (REITs) or other investment vehicles.
