Summary/Characteristics of Position:

The Maintenance Supervisor is a professional supervisory position overseeing the maintenance and repairs of all the organization’s buildings and properties to include electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems. This position will serve as a liaison between the department’s director, assigned staff and vendors.

 

Essential Functions:

  • Oversees the day-to-day operations of the maintenance department including, but not limited to, heating, ventilation, HVAC, plumbing, fire protection, building maintenance and building automation systems.
  • Routinely evaluates systems or facilities to determine needed maintenance repairs; plans work assignments and project schedules, as needed.
  • Review facilities to monitor compliance with building and safety codes, zoning, licensing, and other requirements.
  • Participates in planning of construction and major repair work, including organization, vendor selection, scheduling, budgeting, and implementation.
  • Serves as liaison between department director and vendors related to construction, maintenance and inspections.
  • Track status of construction/repair projects and completed work
  • Inspects, repairs and replaces maintenance supplies, equipment, and replacement parts, as needed.
  • Assists with hiring of department staff
  • Provides training and ongoing support to maintenance department staff.
  • Completes performance management of department staff including coaching, appraisals and corrective actions.
  • Organizes and oversees the schedules and work of maintenance staff.
  • Prioritizes assignments and tracks and inspects completion of team’s work.
  • Responds to afterhours and weekend calls for emergency maintenance issues.
  • Perform maintenance tasks as qualified- electrical, plumbing, carpentry, painting and other services.
  • Provides safety-related training to staff and/or workforce.
  • Performs related work as required/assigned.

 

Pre-requisite Requirements:

  • A high school diploma or the equivalent
  • Five (5) years of experience in facility or property management
  • HVAC/EPA 608 certification
  • Prior experience as a team lead, supervisory or other management related experience
  • Must possess valid Florida Driver's License, industry accepted driving history and maintain vehicle insurance required by State of Florida.

 

Preferred Attributes:

  • Certifications in HVAC electrical, plumbing, and/or air conditioning (HVAC)
  • Certified housing inspector
  • Construction and project management experience

 

Required Skills/Abilities

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
  • Excellent analytical and problem-solving skills.
  • Ability to identify issues and determine repairs as needed.
  • Ability to plan maintenance schedules for building systems.
  • Excellent management and supervisory skills

 

Supervisory Responsibilities: This position provides supervision and oversight to staff assigned to the maintenance department. This position reports to the Director of Property Management.    

 

Physical Requirements:

  • Must be physically able to perform repairs when needed.
  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift 75 pounds at a time.

Work Environment: Performs duties between professional office environment and program facilities including secured facilities, residential programs and scattered site housing in the community. This role routinely uses computer, mobile devices and standard office equipment.

 

Travel:  Routine travel required between administrative office and community-based programs. This position does not require overnight travel.
