Job Summary
The Commercial Building Maintenance Technician is responsible for performing a wide range of maintenance and repair tasks to ensure the efficient operation and physical condition of the commercial building. This role involves addressing mechanical, electrical, plumbing, and other maintenance issues promptly and effectively. The ideal candidate is a problem-solver with strong technical skills and a commitment to maintaining a safe and comfortable environment for tenants and visitors.
Key Responsibilities
• Preventive Maintenance: Conduct routine inspections and preventive maintenance on building systems and equipment, including HVAC, plumbing, electrical, and mechanical systems.
• Repairs: Diagnose and repair issues related to HVAC, electrical, plumbing, and other building systems to ensure optimal functionality.
• Safety Compliance: Ensure all maintenance activities comply with safety regulations and building codes.
• Work Orders: Respond promptly to maintenance requests and work orders submitted by tenants or management, documenting all repairs and services performed.
• Emergency Response: Provide emergency response for after-hours issues such as power outages, plumbing leaks, and HVAC failures.
• System Monitoring: Monitor building systems and equipment to identify potential problems and recommend solutions.
• Inventory Management: Maintain an inventory of maintenance supplies and tools, and order additional supplies as needed.
• Collaboration: Work closely with property management and other team members to ensure efficient operation of the building.
• Vendor Coordination: Coordinate with external vendors and contractors for specialized repairs and maintenance projects.
• General Maintenance: Perform general building maintenance tasks, such as painting, carpentry, and minor construction.
• Documentation: Keep accurate records of maintenance activities, including inspection reports, repair logs, and equipment maintenance schedules.
Qualifications
• Experience: Minimum of five to ten years of experience in building maintenance or a related field.
• Technical Skills: Strong knowledge of HVAC, electrical, plumbing, and mechanical systems. Ability to read and interpret blueprints and technical manuals.
• Certification: Relevant certifications (e.g., HVAC certification, electrical license) preferred.
• Problem-Solving: Excellent troubleshooting and problem-solving skills.
• Physical Stamina: Ability to perform physically demanding tasks, including lifting heavy objects, climbing ladders, and working in confined spaces.
• Communication: Strong verbal and written communication skills. Ability to interact professionally with tenants and management.
• Reliability: Demonstrated reliability, punctuality, and ability to work independently or as part of a team.
• Flexibility: Willingness to work flexible hours, including evenings, weekends, and on-call shifts as needed.
