This job supports Property Management in all aspects of a commercial building portfolio, including operations and financial activities, and provides excellent service to tenants and property owners.

  • Title: Commerical Property Manager
  • Employment Type: Direct Hire, Full Time
  • Location: Walnut Creek on site
  • Compensation: $115k annually + benefits 

Requirements

  • Real Estate License 
  • 5+ years experience In property management for Commerical (non-residential) space
  • Ability to commute to Walnut Creek

Details:

  • 1.Establish and maintain a strong and positive relationship with all clients, tenants, and contractors.
  • 2.Contract administration.
  • 3.Tenant improvement and construction management.
  • 4.Preparation of lease abstracts for new leases.
  • 5.Oversee service contracts, track expirations and prepare bid packages when necessary.
  • 6.Establish and maintain tenant leases and vendor files (including but not limited to contact lists, inventory lists, correspondence, etc.).
  • 7.Analyze and prepare monthly financial reports, including detailed executive summaries. Submit monthly financials to the client by their due date.
  • 8.Oversee delinquency reports and monthly collections of rent, requiring a substantial understanding of tenant ledgers and accounting procedures, both cash and accrual.
  • 9.Create annual operating budgets and CAM reconciliation, requiring substantial knowledge of expense pools, CAM cap’s, base years, etc.
  • 10.Complete regular inspections of the properties and recommend alterations and/or maintenance of the property and oversee work as necessary
  • 11.Respond to site emergencies and complete incident reports as needed, either onsite or by phone depending on the severity.
  • 12.Supervise and track service requests and follow up as needed to ensure tenant satisfaction.
  • 13.Review and approval of property invoices.
  • 14.Other duties as assigned.
