The Facility Management and Janitorial Services Operations Director is essential in ensuring the effective management and maintenance of facilities and the delivery of janitorial services within an organization. This role encompasses strategic planning, team leadership, operational oversight, and vendor management to maintain a safe, clean, and functional environment for all stakeholders. The Facility Management and Janitorial Services Operations Director is vital in creating a productive work environment and ensuring facilities are well-maintained and services are efficiently delivered. This role demands strong leadership, communication, and organizational skills to manage diverse teams and multifaceted operations successfully.

Key Responsibilities:

Strategic Planning

  • Develop and implement strategic plans that align with organizational goals.
  • Ensure that facility management and janitorial services support the overall objectives of the organization.
  • Participate in weekly meetings: Status Brief, Sales & Marketing, and the Partner Success Connect.
  • Seek opportunities to enhance project management processes, tools, and methodologies.
  • Implement best practices and lessons learned from previous projects.

Subcontractor Management

  • Acquire and enhance subcontractors’ skills to ensure consistent service delivery.
  • Manage pricing negotiations with subcontractors and seek approval for non-standard pricing.
  • Analyze and review the performance of contractors to ensure Mega maintains high service standards.
  • Maintain a process to validate that subcontractor documentation complies with Mega requirements

Cross Department Collaboration

  • Collaborate on pricing strategies and provide necessary approvals.
  • Participate in quarterly reviews of pricing to ensure it aligns with budgetary goals and organizational standards.
  • Work closely with the Partner Success Manager to resolve issues with partner relationships.

Budget Management

  • Ensure teams adhere to pricing guidelines and achieve budgetary targets.
  • Oversee the operating budget for the operations department.
  • Set up weekly, monthly, and quarterly reviews of expenses and ensure proper SOPs are followed.

Hierarchy Management

  • Recruit, onboard, train, and manage all internal employees within the operations team, including the assistant to the operations director, the one-time service manager, night supervisors, day porters, and internal cleaners.
  • Promote a positive work environment and encourage professional development.
  • Host weekly operations meetings to ensure the team is up to date on performance, new cleaning procedures, chemical knowledge, and subcontractor performance.
  • Support the senior night supervisor in creating monthly routes for supervisors based on account and need.

Supply/Inventory Management

  • Formulate and maintain a process to track and manage inventory of supplies.
  • Maintain a proper purchase order process to ensure accounts are charged appropriately.
  • Partner with the CGO to create a scalable process to maintain proper inventory at accounts supplied by Mega.

Equipment/Asset management

  • Develop preventive maintenance programs for building systems and equipment
  • Coordinate necessary repairs, renovations, and upgrades.

Skills & Qualifications:
