Position: Commercial Property Manager

Job Summary: We are seeking a competent and experienced Commercial Property Manager to oversee the management and operation of commercial properties in the Secaucus NJ area. The ideal candidate will possess strong organizational skills, attention to detail, and excellent communication abilities. This position requires no travel and will primarily operate within office premises.

Responsibilities:

  1. Lease Administration: Manage lease agreements, including negotiation, renewal, and enforcement of lease terms.
  2. Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, concerns, and resolving issues promptly.
  3. Property Maintenance: Coordinate and oversee maintenance and repair activities, ensuring properties are well-maintained and compliant with safety regulations.
  4. Budget Management: Develop and manage property budgets, including expenses, revenue projections, and capital improvements.
  5. Vendor Management: Select and oversee vendors for maintenance, landscaping, and other property services, ensuring quality and cost-effectiveness.
  6. Financial Reporting: Prepare financial reports, including income statements, budget variances, and expense analyses, for property owners and stakeholders.
  7. Risk Management: Identify and mitigate risks related to property operations, insurance, and legal compliance.
  8. Property Inspections: Conduct regular property inspections to assess condition, identify maintenance needs, and ensure compliance with lease agreements and regulations.
  9. Tenant Recruitment: Collaborate with leasing agents to attract and retain tenants, market available spaces, and negotiate lease terms.
  10. Legal Compliance: Stay updated on local regulations, zoning laws, and property management best practices to ensure compliance and minimize legal risks.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
  • Proven experience in commercial property management, preferably in the Hasbrouck Heights area.
  • Strong understanding of lease agreements, property maintenance, and financial management.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to prioritize tasks, work independently, and multitask effectively.
  • Knowledge of local regulations, zoning laws, and building codes.
  • Certification in Property Management (CPM) or similar credentials (preferred).
