ESSENTIAL JOB FUNCTIONS:
- Conduct comprehensive risk assessments to identify potential risks to the company's properties, operations, and financial stability.
- Develop and implement risk management policies and procedures to mitigate identified risks and ensure compliance with legal and regulatory requirements.
- Oversee and manage insurance claims related to property damage, liability, and other risks. Work closely with insurance providers to resolve claims effectively.
- Ensure that all property management activities comply with local, state, and federal regulations. Stay updated on industry regulations and standards.
- Investigate incidents and accidents on company properties, analyze root causes, and recommend corrective actions to prevent recurrence.
- Develop and deliver risk management training programs for staff and property managers to enhance awareness and adherence to risk management practices.
- Prepare and present risk management reports to senior management, including risk assessments, mitigation strategies, and incident analysis.
- Evaluate and manage third-party vendors to ensure they adhere to risk management standards and policies.
- Develop and maintain a crisis management plan to address potential emergencies or unforeseen events affecting properties and operations.
SPECIFIC EDUCATION OR EXPERIENCE:
- Bachelor's degree in Risk Management, Business Administration, Finance, or a related field. A Master's degree or professional certification (e.g., Certified Risk Manager (CRM), Associate in Risk Management (ARM)) is a plus.
- Minimum of 5 years of experience in risk management, preferably within the property management or real estate industry.
- Strong analytical and problem-solving skills.
- Excellent communication and interpersonal skills.
- Proficiency in risk management software and tools.
- Knowledge of property management operations and related regulations.
- Relevant risk management certifications are preferred but not required.
PHYSICAL DEMANDS AND WORK ENVIRONMENT
- Frequently sit, stand and walk
- Regularly required to talk or hear
- Frequently required to use hands or fingers to handle or feel objects, tools or controls
- Occasionally required to climb or balance, stoop, kneel, crouch or crawl
- Occasionally lift and/or move up to 25 pounds
- Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
- The noise level in the work environment is usually moderate
- Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary
