Sierra Executive Solutions, Inc. Job Description:

The Property Manager will manage and direct the operations of each property to which assigned in accordance with the Management Agreements and with Owner’s goals and objectives. The Property Manager is involved in all aspects of day-to-day operations of the assigned properties or associations, including assisting accounting with approval of expenses, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal etc. The Property Manager handles tenant complaints and service requests and must be familiar with the terms of tenant leases. The Property Manager will prepare an annual budget including a 3- and 5-year capital plan, monthly reporting of the financial performance, and annual operating expense reconciliations. A valid Nevada Real Estate License as well as a Property Management Permit are required to perform this job along with a minimum of 2 years’ experience in Property Management.


Skills/Responsibilities:

  • Rent collection from all tenants in your assigned properties including past due balances.
  • Oversee Tenant Unit renovations and turnovers; incl. move-ins/move-outs
  • Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner. Generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue.
  • Oversee all vendor service contractors performing repair or maintenance services. Responsible for the operational, planning and implementation regarding all aspects of daily property operations.
  • Prepare and maintain appropriate tenant lease files, records, correspondence, and file notes.
  • Ensure that property and lease files are properly maintained and kept up to date in accordance with company and NRED policy.
  • Assist with administering tenant occupancy including providing the new tenant with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.
  • Work with listing brokers relative to lease up of vacant units. Coordinate marketing efforts to show vacant units, proof lease marketing materials and be present for showings of a unit, if required. Includes maintaining a working knowledge of current market rental rates and operating costs to assist with marketing efforts.
  • Create and maintain Property Binders with all pertinent property information, including tenant contact sheet, vendors contracts, warranties, annual inspection reports, current budget and capital plan, and property site plans which is to be updated annually.
  • Obtain estimates/bids for repairs at the property. Generate and track service orders, approvals, and distribution.
  • Verify in detail all invoice amounts and information on approved service orders or contracts.
  • Investigate cost reduction opportunities
  • Read meters and calculate utility bill-back to tenants where required.
  • Become proficient in Yardi property management software. Coordinate entry of all property information into the software program and establish protocols for maintenance requests, preventative maintenance, vendor and tenant certificates of insurance and key lease date tracking. Monitor all key dates and reporting within the Yardi system.
  • Maintain all keys and accessibility for all assigned properties.

Education & other Skills:

  • High school diploma or equivalent
  • Nevada Real Estate License
  • Property Management Permit
  • Minimum of 2 years’ experience in Property Management
  • Yardi experience preferred
  • Exceptional communication and organizational skills
  • Must be detailed oriented and accurate especially with numbers
  • Customer service experience
  • Ability to work under pressure
  • Self-motivated and self-directed
  • Ability to assert oneself; exemplary time management skills
  • Ability to demonstrate teamwork and problem solving with all levels in the organization
