Job Description

Legacy Five is currently seeking a Construction Project Manager/Development Director. The candidate for this position will be responsible for managing the construction of new ground up projects from inception to completion.


Job Responsibilities

  • Provide planning, management direction, project completion, client satisfaction and financial outcome of assigned construction projects from pre-development through project delivery.
  • Negotiate with various General Contractors for a CMP contract on the assigned project.
  • Provide on-site construction management oversight during mobilization, site prep, fit-out, commissioning and occupancy.
  • Oversee sub-contractors, construction-associated consultants, and vendors to ensure conformance with contracts.
  • Preparation of project budget reports, including cash flows for approval.
  • Meet with representatives, consultants, engineers, architects, zoning and various consultants to establish project requirements, specifications, and schedules.
  • Provide official project status reports, minutes of meetings, etc. in accordance with company policy (daily, weekly, or bi-weekly).
  • Monitor the project design and construction effort to include but not limited to risk management, security, and safety compliance. 
  • Work with management to create project development budgets.
  • Develop, monitor, and maintain construction work schedules.
  • Request, prepare, and evaluate documents for bidding and review contracts to ensure complete scope coverage.
  • Coordinate, develop, and approval of architectural and engineering construction drawings with respect to budget, schedule, and constructability.
  • Prepare monthly project invoicing to owners including gathering of subcontractor pay applications, DPO invoices, schedules, compliance and draw schedules and lender draw forms.
  • Inspect projects to ensure all work is performed to contract design specifications.
  • Track hard and soft cost expenditures against project budgets and contracts
  • Review and evaluate change orders and claims.
  • Interface with regulatory agencies and project stakeholders to secure necessary approvals.
  • Utilize interpersonal skills to successfully work with all stakeholders including vendors, regulators, inspectors, property owners and lenders.
  • Complete projects within project budget and schedule.


Technical Skills And Other

  • Fluent in project management principles and how to implement Project Management principles.
  • Minimum 10 years of construction management/supervisory experience with basic understanding of all facets of building construction.
  • Must be fluent in English and Spanish is a plus.
  • Experience with coordinating with architects and engineers to create estimates, design and construction documents.
  • Experience in analyzing bids and provide cost estimates, GMP, GC bid, etc.
  • Excellent attention to detail, proven analytical ability.
  • Proven leadership skills.
  • Strong communication skills and demonstrated ability to maintain successful business relations.
  • Strong organizational skills with ability to manage multiple projects simultaneously.
  • Ability to comprehend, analyze and interpret complex business documents.
  • Ability to prepare necessary documentation for construction draws.
