Summary of Position
Pine Tree is seeking to add a Senior Leasing Manager responsible for leasing oversight of an assigned retail portfolio located throughout the country. The Senior Leasing Manager serves as subject matter expert on properties in their assigned portfolio, demonstrating a clear understanding of the market, the competition, and execution objectives based upon the strategic plan for each asset. As the focal point of all items related to leases, the Senior Leasing Manager will work with local brokers to attract, negotiate, and secure leases with top-tier tenants at established market terms. This responsibility also includes coordination between the internal teams to ensure synchronization throughout the lease process. In addition to securing new tenants, the Senior Leasing Manager will be responsible for all tenant renewals, expansions, downsize/repositioning, assignments, etc. within the given portfolio.
The position will report directly to the EVP, Director of Leasing.
Responsibilities
- Demonstrates the highest standards of personal and professional integrity, adheres to the company’s policies and procedures, and complies with applicable laws, government rules, and regulations.
- Works with EVP, Director of Leasing to create and implement a strategic leasing plan to identify, qualify, and contact all potential prospects.
- Collaborate with asset management and property management on preparing annual leasing budgets on a property level.
- Manage third-party brokers who are responsible for canvassing and cold calling in order to bring qualified new tenants to the shopping center. Actively participate in reviewing and negotiating during the letter of intent (LOI) and lease negotiation process.
- Collaborate with Pine Tree asset management, property management, construction, and legal teams to negotiate leasing documents such as LOIs, Exclusive/Restriction Use reviews, and new leases.
- Responsible for retaining existing tenants within the assigned portfolio by handling lease renewal negotiations.
- Evaluate all transactions both strategically and financially to adhere to the objectives set forth by the client/partner.
- Prepares reports for and attends bi-weekly leasing meetings with the leasing department. Additionally, reports monthly directly to the partner/client on leasing activity.
- Actively represents Pine Tree within the industry, and regularly attends local, regional, and national conferences and industry functions.
Desired Skillsets & Qualifications
- Bachelor’s Degree (B.A.) from a four-year college or university (Business Major preferred)
- 3+ years of Retail Real Estate Leasing Experience (Required)
- Ability to multi-task and handle a consistent volume of deal flow.
- Experience in negotiating and interpreting lease clauses.
- Experience working with multiple stakeholders including customers and clients
- Valid state driver’s license and ability to travel when required which will be no more than 10% of time.
