Responsibilities:

  • Provide leadership, direction and manage an experienced staff that is responsible for the maintenance of facility, cleaning, repairs, renovations, electrical, mechanical, plumbing, HVAC and preventive maintenance systems throughout the building(s).
  • Ensure safe and proper environment with continuous improvement for the operational process by determining work priorities, by scheduling repairs, maintenance and installation of machines, tools, equipment, and systems.
  • Assure timely completion of all tasks and prioritize work based on facility need, the age of facilities and components, and the order in which work requests are received.
  • Create weekly and biweekly KPI reports to senior management that analyzes staff work performance and completion, metrics and analysis of KPIs
  • Prepare quarterly and annual maintenance budget including operating and capital budgets, preparing recommendations for capital and renovation expenditures, scheduling expenditures, coordinating projects with management, analyzing variance, initiating corrective action, and anticipating long-term issues.
  • Design, implement and modify preventive maintenance programs by reviewing maintenance reports and statistics, by reviewing quality control reports, and inspecting operating equipment and systems for conformance with operational standards.
  • Prepare and approve specifications for contracted purchase of replacement parts and new equipment and systems for all areas of the building(s).
  • Oversee capital improvement and renovation projects, review project specifications, analyze design, facilitate requirements and performance standards
  • Identify high quality, reliable contractors and vendors
  • Liaise and manage contractors as needed in support of site projects and track payment of contractor invoices
  • Manage department purchasing, inventory control, receivables and deliveries
  • Ensure entire staff attends required OSHA training and adhere to safety and infection control policies and procedures.
  • Work collaboratively with staff to ensure all processes and procedures related to operations are in full accordance with site policies and promotes a culture of quality, compliance, and excellence


Requirements:

  • Must possess Excellent Communications, Presentation, Organizational, Management and Leadership skills
  • At least eight (8) to ten (10) years experience in managing all facilities management for commercial building(s) and properties
  • Strong Experience in creating and analyzing metric driven KPI reports for senior management
  • Expertise in managing and maintaining all aspects of facility management, janitorial services, equipment issues including electrical, plumbing, carpentry and HVAC work to maintain building and facility in accordance with company standard operating procedures and safe work practices.
  • Must have experience initiating preventive, corrective, general and emergency maintenance on the facility’s mechanical systems and equipment, installation of new equipment and general plumbing, electrical and carpentry work, operation of the facility’s systems, including HVAC, and environmental monitoring
  • Expertise in making urgent decisions and initiating judgement in selecting vendors, equipment, and supplies, and directing installation, maintenance, and repair activities.
  • Bilingual Spanish is required
